Expectations for Residential Officetel Regulation Relaxation Boost Interest in 'Suwon Gosaek Kumho Richensia Prestige' Complex 2

As the new government hints at deregulation targeting residential officetels and similar properties, expectations are rising in the officetel sales market, which had somewhat stalled.

The current administration, during the transition committee period, considered a policy to exclude small villas, multi-family houses, and residential officetels from the total housing count to secure a stable supply of monthly rental units. Amid growing anticipation for deregulation of residential officetels, attention is also focusing on the upcoming sales of the ‘Suwon Gosaek Kumho Licensia Prestige’ Phase 2 officetels and commercial facilities.


Suwon Gosaek Kumho Licensia Prestige consists of 12 buildings ranging from two basement levels to 15 floors above ground, with a total of 806 units: 513 units in Phase 1 (B1-1 block) and 293 units in Phase 2 (B1-2 block). All units are residential officetels with a uniform area of 84㎡.


The Gosaek district in Suwon, where Suwon Gosaek Kumho Licensia Prestige is located, is considered the area that will benefit most from the relocation of the military airport. Recently, the newly elected mayor of Hwaseong City, a preliminary candidate site for the Suwon military airport relocation, stated that they will decide their position on the relocation based on certain conditions, further raising expectations for the military airport move.


The Suwon Gosaek district is an urban development project creating a large-scale residential complex on approximately 249,000㎡ in the Gosaek-dong area of Gwonseon-gu, backed by an industrial complex. A total of about 4,700 households are planned across Zones 1 and 2, and upon completion, the district is expected to transform into a ‘new residential area’ with excellent infrastructure.


Zone 1 of Gosaek will include 3,500 units of apartments, detached houses, and neighborhood living facilities, while Zone 2 will feature residential facilities with 1,236 units and a medical support facility (Deoksan Hospital) with 706 beds, promoted by the Deoksan Medical Foundation.


A sales official for Suwon Gosaek Kumho Licensia Prestige stated, “Thanks to the growing anticipation for deregulation of residential officetels, the sale of 513 units in Phase 1 is nearing completion.” They added, “Accordingly, inquiries from quick-moving buyers are continuing for the upcoming Phase 2 residential officetels and commercial facilities.”


The complex features a primarily 4-bay cross-ventilation layout (except for some units), ensuring good airflow and ventilation. The flexible wall design allows residents to customize spaces according to family composition or lifestyle needs. There is a pantry for storing seasonal items, and the master bedroom includes a dressing room for clothes and various items. Additionally, the entrance is equipped free of charge with an airbrush, air shower, refrigerator, kimchi refrigerator, and dishwasher.


The living room ceiling is constructed with a recessed ceiling that is 10cm higher than the standard 2.3m ceiling height to maximize openness. Windows use 22mm double-glazed glass for enhanced soundproofing and insulation. Energy-efficient LED lighting is applied, and a centralized light-off switch along with a 10-inch home network system have been introduced to ensure residents’ convenience and safety.


The surrounding location is also favorable. Residents can walk to Gosaek Station on the Suin-Bundang Line and can easily access Suwon Station. Suwon Station is planned to be connected to the metropolitan area express railway GTX-C line, enabling travel to Samsung Station in about 20 minutes, facilitating access to Gangnam and other areas. Furthermore, in December last year, the Ministry of Land, Infrastructure and Transport finalized the basic plan for the Shinbundang Line extension from Gwanggyo to Homaesil, significantly improving accessibility to the southern Gyeonggi region. Access via Homaesil IC, Geumgok IC, and Buk Suwon IC to the Pyeongtaek-Paju Expressway, Yeongdong Expressway, and Gyeongbu Expressway makes travel easy not only to Seoul but also within and outside the metropolitan area.


Right next to the project site is the Gwonseon Administrative Town, which includes public institutions such as Gwonseon-gu Office, Gwonseon-gu Health Center, and Suwon West Police Station. Nearby schools include Gosaek Elementary, Gosaek Middle, and Gosaek High School, all within walking distance, providing excellent educational conditions.


Nearby amenities include Lotte Mall (Lotte Department Store, Lotte Mart, Lotte Cinema), AK Plaza, CGV, and KCC Mall. Additionally, the approximately 350,000㎡ Suwon Starfield (scheduled for 2023) is being developed nearby. The proximity to Suwon Delta Plex, home to over 800 companies, is also a strong advantage.
