- Bando Construction Offers Interest-Free Intermediate Payments for 'Shin Gyeongju Bando Yubora Ivy Park' with Price Ceiling Applied
- Exclusive Area 74~84㎡, 1,490 Units... Transfer Allowed Before Registration
With resale restrictions imposed not only in the metropolitan area but also in provincial metropolitan cities, demand is concentrating on complexes where resale is allowed before move-in. Amid this, Bando Construction’s ‘Shin Gyeongju Bando Yubora Ivy Park,’ which offers reasonable sale prices and allows resale before registration, is attracting attention as it is currently accepting contracts on a first-come, first-served basis with designated unit numbers.
According to the Housing Act and related regulations, resale in regulated areas or land development zones such as the Shin Gyeongju Station area is restricted until the ownership transfer registration is completed. However, if this period exceeds three years, the resale restriction period is capped at a maximum of three years.
Therefore, in large complexes where construction periods often exceed three years, there is a higher possibility of reselling the pre-sale rights even before ownership transfer registration. In such cases, selling the pre-sale rights before registration reduces the burden of the remaining payment, enabling investment with relatively less capital.
In fact, ‘Shin Gyeongju Bando Yubora Ivy Park,’ where resale before registration is possible, has seen a steady increase in contract rates as buyers from across the country?including Gyeongju, Seoul, Daegu, Ulsan, and Busan?continue to visit.
‘Shin Gyeongju Bando Yubora Ivy Park’ applies the price ceiling system, offering reasonable sale prices. It provides a contract deposit of 10 million KRW at signing, interest-free benefits on 60% of the interim payments, and allows resale before registration. Moreover, since the announcement of the recruitment of residents was made before January 2022, it is not subject to the 40% Debt Service Ratio (DSR) regulation on interim and final loan payments.
The living infrastructure is also abundant. The KTX Shin Gyeongju Station on the Gyeongbu Line (KTX, SRT) is within walking distance, and residents can enjoy the triple station premium with access to three lines: the Jungang Line (Dongdaegu~Shin Gyeongju~Busan), the Donghae Nambu Line (Pohang~Shin Gyeongju~Busan), and the Gyeongbu Line. Additionally, the Dodam (Damyang-gun) to Yeongcheon double-track electrification project is scheduled for completion by the end of 2023, and the entire Jungang Line section (Cheongnyangni~Shin Gyeongju Station) is expected to open by the end of 2024, further enhancing transportation accessibility.
Furthermore, an elementary school is planned within walking distance, and a large park and ecological stream are located right in front of the complex, providing an excellent educational environment for children. Surrounding facilities include large marts, commercial and business sites, and government offices, ensuring rich living infrastructure.
The complex is primarily oriented southward for excellent natural lighting and is designed with a 4BAY slab-type structure for superior ventilation (except for some units). In addition, storage space is maximized with features such as alpha rooms (84㎡), and the kitchen is designed considering the flow of housewives, featuring an expanded kitchen window for openness and a clean entrance area.
Specialized designs are also noteworthy. The complex will include Bando Construction’s nationally verified education-specialized facility, the on-site ‘Separate Learning Center.’ This center will offer customized learning programs in collaboration with renowned academies and professional educational institutions, and will also provide a public daycare center and a community care center (B4 BL) to ease childcare concerns. The Separate Learning Center has received positive reviews from residents in areas such as Daegu National Industrial Complex and Ulsan Songjeong, and is expected to attract significant interest in the Shin Gyeongju Station area as well. Additionally, Yubora’s customer-tailored special features such as a fitness center, small library, and golf practice range will be provided.
‘Shin Gyeongju Bando Yubora Ivy Park’ is being developed in Gyeongju-si, Gyeongsangbuk-do, at Shin Gyeongju Station area B4 Block (1,100 units) and B5 Block (390 units), consisting of 14 buildings with two basement floors and up to 29 floors above ground, totaling 1,490 units. All units are mid-sized, ranging from 74 to 84㎡, which are highly preferred by actual residents.
A model house is currently open, and move-in is scheduled for January 2025.
