- Including Gwangju's first two-story house structure... '1st floor as home, 2nd floor as workplace' enables in-house space separation
- 10% deposit, 60% interim payment, 30% balance... deposit installment available, partial deferred interest benefit on interim payment
‘Hanshin The Hue Penthouse Mudeungsan,’ constructed by Hanshin Engineering & Construction in the Geumnamno 3-ga area of Dong-gu, Gwangju Metropolitan City, is currently conducting first-come, first-served building and unit designation contracts.
The first-come, first-served building and unit designation contract targets are available by exclusive area: ▲107㎡ ▲163㎡ ▲226㎡P. Among these, the 163㎡ and 226㎡P (penthouse) units are planned as ‘two-story house’ structures. Anyone aged 19 or older can participate regardless of their residential area or whether they have a subscription savings account, and they can designate their preferred building and unit for the contract. Additionally, under current law, if a housing unit that did not have competition at the time of subscription is supplied on a first-come, first-served basis and the buyer owns the pre-sale rights, it is also considered attractive because the buyer is regarded as not owning a house at the time of subscription.
The payment terms are 10% deposit, 60% interim payment, and 30% balance. Of the deposit, 5% is paid at contract signing, and the remaining 5% can be paid within 30 days of the contract date in two installments. There is also an interest deferred payment benefit that allows some of the interim payments’ interest to be deferred until completion. Move-in is scheduled for May 2024.
‘Hanshin The Hue Penthouse Mudeungsan’ includes Gwangju’s first ‘two-story house’ structure units, making it a very rare residential complex in the region. It is expected to be a high-end residential facility located in a multi-access area with excellent living conditions.
First, the complex is located in an ultra-station area right in front of Geumnamno 4-ga Station on Gwangju Subway Line 1. Using Geumnamno 4-ga Station, access to Namgwangju Station, which is planned as a transfer station for Gwangju Subway Line 2 (scheduled for 2024), will be faster, further improving accessibility to major city areas.
The surrounding school district is also well established. It is within walking distance to Gwangju Jungang Elementary School (established in 1907) and Jeonnam Girls’ High School (established in 1927), both known as prestigious schools with a long history, providing a safe commuting zone. In addition, the Geumnamno academy district, where many famous academies are concentrated, is also within walking distance, which is advantageous for children’s education.
The complex also boasts a ‘mall zone’ premium as it is adjacent to the largest commercial district in Gwangju’s old downtown. Lotte Department Store and NC Department Store are nearby, and it is close to the Chungjang-ro commercial district, which is dense with wholesale shopping streets and fashion streets. Additionally, Lotte Cinema, CGV, and the National Asia Culture Center are nearby, allowing residents to easily enjoy cultural activities. Nearby green spaces such as Geumnamno Park and Gwangju Park are also established, making it ideal for healthy leisure activities.
The community facilities are diverse. On the third floor, utilizing the pilotis common area, there will be a community lounge, barbecue kitchen, fitness center, pet yard (pet walking area), gallery garden, and playground (with a steam fountain). On the 13th floor, two high-quality golf practice ranges will be created, and on the top floor, a rooftop terrace garden will be established to provide a healing space in nature. A guest house is planned for each building, and a Moms Station for children’s safe commuting to school or daycare is planned in the basement.
Various convenience systems to assist residents’ daily lives are also planned. Individual storage spaces will be provided for all households, allowing residents to store seasonal items such as golf bags. Two elevators per building will be secured for convenience. The underground parking lot will have an effective ceiling height of 2.7 meters, allowing delivery vehicles to enter, and an unmanned parcel storage system will enable contactless receipt and dispatch. Two guest houses will be constructed, reducing the burden of hosting guests for residents.
Meanwhile, ‘Hanshin The Hue Penthouse Mudeungsan’ consists of two buildings with 99 households in total, ranging from 84 to 230㎡ in exclusive area, from basement level 4 to 25 floors above ground. All units are designed as medium to large-sized and are mainly south-facing, with plans to introduce a face-to-face kitchen design.
The first-come, first-served building and unit designation contracts for ‘Hanshin The Hue Penthouse Mudeungsan’ are conducted by reservation at the model house. Interested buyers can apply through the official website or the representative phone number.
