Securing Demand Behind Pyeongtaek Godeok New City, Interest in Commercial Facilities of Complex Knowledge Industry Center 'MS One Tower' [Ms One Tower, a complex knowledge industry center located near Pyeongtaek Jije Station and Samsung Semiconductor Pyeongtaek Campus]

Recently, Pyeongtaek City in Gyeonggi Province has been gaining attention due to the 'increasing demand.' This is because it is showing remarkable growth based on active population inflow.


Pyeongtaek City is demonstrating a clear growth trend with active population inflow aligned with the attraction of several large corporations centered around the Samsung Electronics Pyeongtaek Campus. According to the resident registration population statistics from the Ministry of the Interior and Safety, Pyeongtaek City's population growth rate rapidly increased by 13.85% between 2018 and 2021. Especially, due to the regional characteristics where various developments such as Godeok New Town, Samsung Electronics, and Brain City are underway, the population continues to flow in, and this increasing trend is expected to continue in the future.


The overall average age is also 40.9 years as of May, and notably, the proportion of young people in their 20s and 30s is 22.5%, ranking 5th in Gyeonggi Province following Suwon City and Goyang City. Along with this, the population of newlywed couples is the third highest in the province after Hwaseong City and Namyangju City, and the total fertility rate is also 1.06, ranking third in the province after Yeoncheon County (1.28) and Hwaseong City (1.09). This highlights Pyeongtaek as a young city, meaning a city with strong production and consumption capabilities, and its growth potential is highly evaluated.


The area with the highest population growth rate is near Godeok New Town and Pyeongtaek Jije Station, with Godeok New Town recording a population growth rate of 14.12% over the past five years, one of the highest nationwide. While occupancy is still steadily progressing, the proportion of commercial land listed in the land use plan is very low at around 2%, attracting high interest as an investment destination. Among the recently notable places in this area is the commercial facility within the mixed-use knowledge industry center 'MS One Tower,' which is on the verge of being fully sold out.


'MS One Tower' is planned to have a total floor area of 64,197.80㎡, with 2 basement floors to 17 above-ground floors, featuring various specialized office spaces and neighborhood living facilities as support amenities. Currently, alongside the full sale of the knowledge industry center, some commercial facility units are being sold on a first-come, first-served basis.


The proportion of commercial facilities to be developed together accounts for only about 5% of the entire project site, and excluding the in-house cafeteria, this ratio drops to 3%, minimizing competition within the same commercial area. Additionally, it is expected to monopolize the demand from the upper-floor knowledge industry center itself and also attract demand from nearby residential complexes. Given that the commercial facility ratio in Godeok International New Town is only 2%, the commercial facilities themselves are expected to have high scarcity value.


'MS One Tower' is expected to secure a solid demand base as it is located adjacent to Samsung Electronics, considered the heart of Godeok New Town, and Pyeongtaek Jije Station. Along with the Samsung Semiconductor Pyeongtaek Campus, large-scale development benefits such as the Pyeongtaek Brain City development project and the Ssangyong Motor site development are anticipated nearby.


Moreover, it is adjacent to SRT and Subway Line 1 Pyeongtaek Jije Station, which is expected to become a 'triple transfer station' in the future, allowing access to a well-connected transportation environment. The road traffic network is also convenient, with National Route 1, Pyeongtaek-Jecheon Expressway Pyeongtaek Godeok IC, and Gyeongbu Expressway Anseong JC nearby, enabling travel to Gangnam in about 20 minutes and commuting from anywhere in the metropolitan area.


Meanwhile, 'MS One Tower' is currently operating a sales promotion center.
