Rich Living Infrastructure Draws Attention as It Enters Incheon’s Residential Hub
The premium landmark overlooking the heart of Incheon, ‘Simin Gongwon Station Urban Vista,’ is attracting attention for its location that offers high premium value while reducing the burden, providing a win-win situation.
‘Simin Gongwon Station Urban Vista’ is an apartment complex under new construction in the Juan-dong area of Michuhol-gu, Incheon. A total of 305 households with exclusive areas ranging from 59 to 84㎡ are planned. ‘Simin Gongwon Station Urban Vista’ is expected to have a high premium as it enjoys all the benefits of a super-station area, central living zone of Incheon, walking-distance school zones, and development benefits from a large-scale redevelopment promotion district.
First, it is a super-station area complex located right at Exit 1 of Simin Gongwon Station on Incheon Subway Line 2, and Juan Station, which is a double station area served by the Gyeongin Line and Incheon Line 2, is just a 3-minute walk away. In particular, the GTX-B line is planned at Incheon City Hall Station, which is two stops away from Simin Gongwon Station, enabling access to Seoul within 20 minutes once opened. Additionally, it is adjacent to Dohwa IC on the Gyeongin Expressway, making travel to Seoul and the entire metropolitan area convenient.
The living infrastructure that allows for a convenient lifestyle is also a point of pride. Shopping facilities such as Lotte Department Store, Homeplus, Seokbawi Market, CGV, and Lotte Cinema, as well as convenience facilities like Incheon Metropolitan City Hall and Incheon Seoul Women’s Hospital, are easily accessible. Being close to Simin Park, Subongsan Mountain, and Subong Park allows residents to enjoy natural surroundings within the city.
Several middle and high schools are nearby, including Incheon Seokam Elementary School, which is within walking distance, and major universities in Incheon such as Incheon National University and Inha University are also located nearby, providing an excellent educational environment.
Another promising factor is the large-scale housing development planned near the complex. The Michuhol New Town (Juan Redevelopment Promotion District), currently under development around Simin Gongwon Station, is the largest urban regeneration project in Incheon, covering approximately 1,136,962.8㎡. Upon completion, it will accommodate about 23,832 households, forming a mini new town-level residential complex, which is expected to further improve the residential environment in the area.
Notably, despite its location that can command a high premium, ‘Simin Gongwon Station Urban Vista’ will be offered at a recruitment price of around 11 million KRW per 3.3㎡, which is about half the price of Michuhol-gu. This reasonable recruitment price, practically the last opportunity in Michuhol-gu, is expected to attract strong interest from buyers. Additionally, anyone who qualifies as a non-homeowner or owns only one house of national housing size (85㎡ or less) can apply without a subscription savings account.
A representative of ‘Simin Gongwon Station Urban Vista’ said, “Simin Gongwon Station Urban Vista is a residential product that offers a win-win benefit by presenting a relatively reasonable price compared to its excellent location conditions,” adding, “Because of these advantages, inquiries have already started coming in even though the promotion began recently.”
Meanwhile, the Simin Gongwon Station Urban Vista promotional center is currently operating.
