Bando Construction will launch its branded commercial complex, ‘Masca Taehwagang,’ in June at Taehwalu Intersection, the prime commercial district in the heart of Ulsan. With growing investor interest in commercial facilities amid rising expectations for the end of the COVID-19 pandemic, this project is attracting even more attention.


Corner commercial spaces at major road intersections are considered the best locations for commercial facilities. They benefit from excellent foot traffic as people can access them from all directions, and stores are exposed on all sides, offering superior visibility and accessibility compared to typical roadside shops. Additionally, being adjacent to the road allows easy vehicle access, and the stores are mainly arranged on lower floors in spacious layouts, which is advantageous for pedestrian inflow.


In particular, corner locations on main roads are highly scarce and thus receive high evaluations from both tenants and investors.


The Taehwalu Intersection commercial district, where Bando Construction’s ‘Masca Taehwagang’ will be located, serves as a gateway connecting Ulsan’s Jung-gu and Nam-gu districts. It boasts a rich flow of approximately 40,000 people monthly from nearby markets such as Taehwa General Market and Ujeong Market, as well as a strong hinterland demand from about 4,400 households in the Ujeong Innovation City, making it a newly spotlighted commercial area.


Moreover, as a commercial facility within the ‘Taehwagang Ubora Palladium’ mixed-use complex, it secures a fixed demand from 495 households, along with stable regular customers from nearby mixed-use towns such as ‘Majesta Tower 1 & 2’ and ‘Taehwagang Ubless Central Park.’


‘Masca Taehwagang’ is situated right at the forefront of the Taehwagang riverside, offering permanent views of the Taehwa River. Nearby commercial facilities include Megabox, Lotte Cinema, NewCore Outlet, Hyundai Department Store, Homeplus, and Lotte Mart, as well as Ulsan City Hall and Ulsan Hospital. The location is also adjacent to Taehwagang Sports Park, Taehwagang Bicycle Path and Walking Trail, Ulsan Citizens’ Park, Taehwagang National Garden, Taehwalu Pavilion, Citizens’ Park, Ulsan Hyanggyo Confucian School, and Ulsan Museum of Art, all of which are advantageous for attracting foot traffic.


Transportation accessibility is excellent, facilitating demand absorption. It is easy to travel via the Northern Ring Road, Donghae Expressway, Gangbuk-ro, Beonyeong-ro, and Taehwa-ro. As a transportation hub at Taehwalu Intersection, it allows quick access to anywhere in and outside the city, including Ulsan Airport, Ulsan Station, Taehwagang Station, and Ulsan Express and Intercity Bus Terminals. Additionally, two Ulsan Tram lines connecting Songjeong Station and Yaeum Intersection are being planned nearby.


‘Masca Taehwagang,’ a commercial facility within the ‘Taehwagang Ubora Palladium’ mixed-use complex, will be developed in Ujeong-dong, Jung-gu, Ulsan, with a total of 99 units spanning from the 1st to the 3rd floor above ground. The project is implemented by the Ujeong Regional Housing Association and constructed by Bando Construction, with a promotional center to be established.
