Eunpyeong-gu Without Redevelopment Projects, Eunpyeong Xi The Star Scheduled for Supply

Real estate in the Eunpyeong-gu area of Seoul is stirring. This is because, along with redevelopment projects, transportation projects are also underway, signaling its development into a new residential belt connecting nearby new towns. Once development is complete, it is expected to establish itself as an emerging residential town in the northwest area of Seoul and a key hub connecting northwestern Gyeonggi Province and Seoul.


Eunpyeong-gu is a representative residential area in northwest Seoul, boasting convenient transportation networks and abundant lifestyle amenities. It has good accessibility to DMC, where office facilities are concentrated, and is also favored by office workers due to easy access to central Seoul via public transportation. Recently, expectations for a pleasant residential environment have grown due to redevelopment projects, attracting more attention to its future value.


In fact, most of the redevelopment zones within Eunpyeong-gu have either completed occupancy or are gaining momentum. Currently, Eunpyeong-gu’s redevelopment projects cover 11 zones with approximately 6,200 households, including reconstruction and regional housing cooperatives. In addition, benefits are expected from the development of adjacent areas such as △ Susaek-Jeungsan New Town (about 7,700 households) △ Goyang Hyangdong District (about 8,900 households) △ Changneung New Town (about 38,000 households).


Transportation network development projects are also attracting attention. The GTX (Great Train Express) Line A is under construction at Yeonsinnae Station on Lines 3 and 6, and the Western Line is planned for Saejeol Station. Once opened, access to Seoul’s Gangnam area as well as the southwestern region will become much more convenient.


An industry expert analyzed, “Eunpyeong-gu is a prime area in Seoul with substantial development prospects. Since supply has been limited for some time, there is likely abundant pent-up relocation demand, and because it has investment value, a significant influx of investors is expected.”


Accordingly, expectations are rising in the Eunpyeong-gu area’s sales market, with attention focused on GS Construction’s ‘Eunpyeong Xi The Star,’ scheduled for sale this month. The project applies the Xi brand, a leading name in domestic residential complexes, and incorporates specialized designs that highlight residential value, which is expected to result in high satisfaction among buyers.


In fact, ‘Eunpyeong Xi The Star’ offers spatial designs typically enjoyed in larger-sized residences. The 49㎡ exclusive area includes two bathrooms, which is rare for this size, and a spacious living room. It also features a 3.5BAY slab-type layout to enhance natural lighting. The kitchen is designed with an island layout. The 84㎡ exclusive area applies a 4BAY structure and a two-sided open living room, providing a higher sense of openness.


Regarding transportation conditions, Eungam Station and Saejeol Station on Line 6 are within walking distance, and with the planned Western Line at Saejeol Station, it will be possible to access two lines on foot once opened.


At nearby Yeonsinnae Station on Lines 3 and 6, the GTX-A Line is under construction and is scheduled for partial opening in 2024. Upon opening, accessibility to Gangnam as well as major metropolitan areas will be greatly improved, which is expected to lead to stable future housing price increases. Road networks such as Jeungsan-ro and Gajwa-ro are also well established for vehicle traffic.


The residential facilities consist of 262 small housing units of 49㎡ exclusive area (227 units for general sale) and 50 officetel units of 84㎡ exclusive area. Among these, the officetel units are free from resale restrictions.


For subscription applications, a subscription savings account is not required, and anyone aged 19 or older can participate. Regardless of residence area or home ownership, all general sale units are allocated by lottery, allowing young people from single-person households to newlyweds and the 30-40 age group to succeed in home ownership.


Meanwhile, ‘Eunpyeong Xi The Star’ is scheduled to be completed in the Sinsa-dong area of Eunpyeong-gu, Seoul, with two buildings ranging from four basement floors to 25 above-ground floors, and a model house is being prepared for opening.
