Among officetels supplied in the real estate market, those located near government offices have recently attracted attention from demanders.
This is because landlords can secure rental demand from workers who want to live close to their workplace, and tenants can enjoy various convenience facilities near the complex, offering balanced advantages.
Industry experts expect the popularity of officetels near government offices to increase further in line with employment market trends. Recently, a large number of young people in their 20s and 30s have appeared taking civil service exams to work at government offices, making officetels, which offer relatively lower housing costs compared to apartments, more attractive.
Looking at the age of civil service exam takers, those in their 20s and 30s make up the majority. According to the Ministry of Personnel Management, the average age of successful candidates in the 2022 national civil service level 9 open competitive written exam was 29.3 years old, with 4,745 out of 7,456 total successful candidates (63.6%) aged 20-29. This was followed by 2,187 (29.3%) aged 30-39, and 459 (6.2%) aged 40-49, showing a high pass rate among those in their 20s and 30s.
Also, the average age of the final successful candidates (889 people) for the national civil service level 7 open competitive exam announced in November last year was 27.6 years old, with detailed age groups showing 471 (53%) aged 25-29, 206 (23.1%) aged 20-24, 151 (17%) aged 30-34, and 44 (5%) aged 35-39, indicating that those in their 20s and 30s dominated.
A real estate official said, “Officetel pre-sale rights are not included in the number of houses when calculating acquisition tax, and holding them maintains the ‘non-homeowner’ status for future apartment subscription, making them an optimal choice for young people in their 20s and 30s with low subscription points and those wanting to own a home.” He added, “Unlike apartments, which face supply disruptions due to recent surges in construction material prices and issues with the price ceiling system, residential officetels are being re-evaluated as alternative products to apartments, attracting many demanders and solidifying their position as suitable investment products.”
In the June pre-sale market, officetels located near government offices are being supplied, drawing attention. These include DL E&C’s ‘ePyeonhansesang City Hangdong Marina’, ‘Acleur Gwangjin’, and ‘Siheung City Hall Station Lumini’.
Among them, the most notable complex is DL E&C’s ‘ePyeonhansesang City Hangdong Marina’. Currently, DL E&C is selling ‘ePyeonhansesang City Hangdong Marina’, being built in the Hangdong 7-ga area of Jung-gu, Incheon.
‘ePyeonhansesang City Hangdong Marina’ is a residential officetel with 4 buildings from 3 basement floors to 39 above-ground floors, with a total of 592 units of 82㎡ exclusive area. Around ‘ePyeonhansesang City Hangdong Marina’, government offices such as Incheon Regional Public Procurement Service, Incheon Customs Headquarters, Incheon Regional Maritime Affairs and Fisheries Office, Incheon Port Security Corporation, and Jung-gu Office of Incheon are located, making commuting convenient.
Convenience facilities such as hospitals, large marts, cultural centers, as well as elementary and middle schools, and transportation options including Suin-Bundang Line Sungui Station, Line 1 Incheon Station, and Dongincheon Station are also accessible. ‘ePyeonhansesang City Hangdong Marina’ is located within the port redevelopment area of Incheon Inner Port, which is being developed as a waterfront beautiful port. Built up to 39 floors, some units offer views of the Incheon sea.
