LH Develops 21 New Floor Plans
New Normal House standard floor plan. The space has been expanded by applying enlarged bedroom area standards according to the number of household members, such as single-person households and households with three or more members including young children, so that the bedroom can serve as a complete space for sleep and leisure. The size of public rental housing units will become larger and more comfortable. The minimum living area for single-person households will be increased to over 21㎡, and the exclusive area for medium-sized housing units will be expanded from the previous 60㎡ or less to 84㎡ or less to provide a comfortable living environment for 3 to 4-person households.
Korea Land and Housing Corporation (LH) announced on the 1st that it has developed 21 types of customized floor plans tailored to different life stages as the integrated public rental housing project is set to be fully launched this year.
For small housing units, the floor plans have been diversified to respond to the unique lifestyles of 1 to 2-person households, and the housing area standards for 3 to 4-person households have been expanded to medium-sized housing units ranging from 60 to 85㎡, establishing a new floor plan system for public rental housing.
Along with this, three concepts have been prepared according to the new floor plan system: 'New Normal House,' which focuses on the original functions of spaces; 'Deep House,' which features specialized spaces customized to customers' lifestyles; and 'Innovation House,' which applies an open LDK (living room, dining area, kitchen connected structure) and efficient circulation planning.
The sizes of bedrooms, bathrooms, and utility rooms, as well as the lengths of living room walls and kitchen furniture, have been expanded to allow for new furniture and appliance arrangements such as family beds and dryers.
Deep House typical floor plan. A multipurpose space is provided between the kitchen and living room to accommodate the diverse lifestyles of residents, designed to be used as a spacious dining area together with the kitchen or to extend the living room.
Additionally, to resolve the issue of 'lack of storage space' pointed out in the Post-Occupancy Evaluation (POE) by residents, entrance storage, dressing rooms, and pantries have been expanded and applied.
To develop these floor plans, LH conducted POE and analyzed vacancy rates to understand residents' needs.
As a result of the POE conducted on residents of 48 public rental and sale housing complexes occupied between 2018 and 2019, residents identified ▲small area and ▲lack of storage as areas for improvement, and emphasized the importance of sanitary functions such as bathrooms. Furthermore, the importance of kitchens and balconies is gradually increasing.
Park Cheol-heung, Head of LH Public Housing Business Headquarters, said, "We will strive to innovate housing quality and provide better residential services to residents by introducing medium-sized areas in integrated public rental housing."
LH recruited residents for 1,181 integrated public rental housing units in Namyangju Byeollae and Gwacheon Knowledge Information Town in January last year, and plans to obtain project approval for 59,000 units by next year.
