Goyang City Launches Full-Scale Promotion of 'New Town and Old Downtown Redevelopment Projects'

[Asia Economy Reporter Ra Young-cheol] Goyang City in Gyeonggi Province is set to actively promote reconstruction, redevelopment, and remodeling projects in both new towns and old downtown areas.

The city announced on the 24th that it has completed the "Small-scale Housing Maintenance Project Activation Plan Service," which has been underway since December 2020.

This service primarily focuses on improving residents' living environments in reconstruction and redevelopment projects targeting aging and low-rise residential areas in the old downtown.

The main targets include areas where maintenance projects have been lifted, such as redevelopment promotion districts, urban regeneration activation areas, and other aging low-rise residential zones.

The results of the service will be used to analyze the causes of delays in small-scale housing maintenance projects and to facilitate smooth progress of maintenance projects through the designation of management areas that can resolve these issues.

Last month, the city completed an application for the Ministry of Land, Infrastructure and Transport's management area contest for the Yonsei Villa area in Haengsin-dong. Additional selections for management areas in Ilsan and other regions are also under consideration.

Additionally, to ensure smooth progress of maintenance projects, the city plans to have the Korea Real Estate Board, which possesses expertise, conduct a preliminary feasibility review of management disposition plans, where the most resident disputes and complaints occur.

Through this, the city expects to secure reliability in maintenance projects and small-scale housing maintenance management disposition plans, enhance the right to know for union members, prevent disputes, shorten project durations, and reduce costs.

Regarding new town reconstruction, the city plans to identify necessary institutional improvements related to local conditions for new town redevelopment in preparation for potential future enactment of special laws by the government, and propose these improvements to the provincial and central governments.

A city official stated, "We will establish a dedicated organization to facilitate the smooth promotion of reconstruction, redevelopment, and remodeling projects, and will also carry out preliminary consulting projects tailored to unions and complex types."
