School Nearby, Real School District Complex 'Yeongtong Prugio Tresence·Pineber' Attracts Attention

Recently, with the start of the new semester, ‘real school zone’ complexes have gained great popularity. As the number of dual-income households among the 30s and 40s generation, the main demand group in the housing market, increases, the preference for apartments located close to schools is rising.


According to the Korea Real Estate Board, the total number of apartment sales transactions nationwide last year was 669,182, of which transactions by people in their 30s and 40s accounted for 336,119. This represents about 50% of the total, meaning that one out of every two buyers is from the 3040 generation.


The proportion of dual-income households among the 3040 generation is also on the rise. According to Statistics Korea, the dual-income household rate for those aged 30-39 was 51.3% as of the last survey in 2020. Since the first survey in 2013 recorded 41.5%, it has steadily increased, surpassing 50% for the first time in 2019.


The industry explains that as the number of dual-income households among the 3040 generation, the main demand group for housing, increases, the preference for school zone complexes that allow children to commute nearby inevitably rises. Additionally, under Article 3 of the Enforcement Decree of the School Health Act (School Environment Sanitation Purification Zone), harmful facilities that damage public morals, such as waste disposal facilities, lodging businesses, and entertainment establishments, cannot be established, which also contributes to the higher preference.


In particular, the education period for elementary, middle, and high schools in Korea lasts a full 12 years. Considering that children tend to stay in one place with their family until their education period ends, the industry expects the preference for school zone complexes to continue steadily in the future.


Given this situation, demand is focusing on school zone apartments preparing for sale. Daewoo E&C plans to sell ‘Yeongtong Prugio Tresence (A1 Block) and Yeongtong Prugio Pinever (A2 Block)’ in Mapo 6 District, Yeongtong-gu, Suwon-si, Gyeonggi-do, in April.


The complex allows walking access to prestigious Yeongtong school districts including Mangpo Elementary, Jamwon Elementary, Jamwon Middle, Mangpo Middle, and Mangpo High School. Additionally, the nearby Mangpo-dong academy district offers convenient use.


Spaces for children such as reading rooms, study rooms, daycare centers, community care centers, and Moms Station will also be provided within the complex.


Yeongtong Prugio Tresence (A1 Block) consists of 13 buildings from 3 basement floors to 24 above-ground floors, with 796 units of 84㎡ and 105㎡ exclusive area. Yeongtong Prugio Pinever (A2 Block) consists of 11 buildings from 3 basement floors to 22 above-ground floors, with 770 units of 84㎡ and 105㎡ exclusive area, totaling 1,566 units.
