As Namak New Town establishes itself as a new residential hub in the Jeonnam region, housing prices in the Oryong District are leading the local market trends.
According to KB Real Estate Market Prices, the top four complexes in Muan County with units ranging from over 60㎡ to 85㎡ or less, ranked by average sale price per 3.3㎡, are all located in the Oryong District. Moreover, the average sale price per 3.3㎡ for these four complexes ranges from 11.86 million KRW to 13 million KRW, which is more than 50% higher than the Muan County average of 7.83 million KRW.
This is because while Namak District and Okam District have already been developed and most apartments are over 10 years old, Oryong District benefits from a new construction premium and is considered the last opportunity to move into Namak New Town, attracting strong demand. Additionally, the rapid expansion of various living infrastructures such as commercial, educational, and natural amenities in Oryong District is expected to enhance residential convenience, contributing to the rise in prices.
A local real estate official stated, “Many buyers are interested in Oryong District because it offers solid living infrastructure of Namak New Town along with a more pleasant residential environment. The Oryong District, currently under development, is already leading the new town market prices, so newly launched complexes are expected to perform well.”
Meanwhile, this month, ‘Namak Oryong City Pradium’ is scheduled for sale in Oryong District, Namak New Town, drawing inquiries not only from actual residents but also from regional investors. This complex will be supplied at a reasonable price under the price ceiling system.
Namak Oryong City Pradium is located right in front of the planned central commercial district within Oryong District, securing a prime central location with excellent living convenience. Elementary, middle, and high schools are all planned to open within commuting distance, allowing school-age children to attend school conveniently for 12 years.
