In the real estate market, areas benefiting from the halo effect of large corporations such as Samsung, LG, and Hyundai are showing particularly strong performance. Amid this trend, the knowledge industry center ‘The Columbus Asan Tangjeong Phase 2’ is about to be launched right in front of Samsung Display City in Asan Tangjeong, attracting significant attention from potential buyers.


The influence of large corporations on real estate is substantial. The number of employees alone is considerable, and as partner companies gather around, demand increases significantly. Moreover, commercial districts, facilities, and transportation networks are established for convenience, transforming the area into a self-sufficient city and thereby increasing real estate value.


Recently, Asan in Chungnam Province has emerged as a city benefiting from the large corporation halo effect. This is because Samsung announced an investment of 13.1 trillion KRW in Samsung Display City by 2025. Consequently, Asan is expected to develop into a global advanced industrial complex as a Samsung belt connecting Gangnam, Songdo, Suwon, Hwaseong, Dongtan, Yongin, and Pyeongtaek, attracting partner companies and related industries.


An industry expert stated, "Areas attracting large corporate investments experience population inflow and rising local market prices, and rental demand for income-generating real estate such as knowledge industry centers also increases, leading to higher yields."


‘The Columbus Asan Tangjeong Phase 2’ will be located in Yongdu-ri, Tangjeong-myeon, Asan City, with a scale of 73,894㎡ spanning from one basement floor to ten above-ground floors. It will comprise a total of 632 units, including 617 knowledge industry center units and 15 neighborhood living facilities. The ‘The Columbus Asan Tangjeong Phase 1,’ launched in September last year, gained attention due to the Samsung effect and achieved a full sell-out in a short period, so the Phase 2 launch is also expected to be successful.


‘The Columbus Asan Tangjeong Phase 2’ is situated right in front of Samsung Display, raising high expectations for benefits from the Samsung effect. Additionally, it boasts solid future value and strong demand with large-scale industrial complexes such as Asan Tangjeong Techno and general industrial complexes housing over 100,000 workers, as well as the development of Tangjeong 2 New Town.


It is also equipped with transportation networks that enhance work efficiency. It is close to Cheonan Asan Station, where KTX and Suseo High-Speed Rail (SRT) stop, and Tangjeong Station on Seoul Metropolitan Subway Line 1. The Tangjeong IC on the Dangjin?Cheonan Expressway (scheduled to open in 2022), as well as the Seohaean Expressway and Gyeongbu Expressway, are conveniently accessible.


The upgraded design compared to the well-received Phase 1 is also noteworthy. From the basement floor to the 7th floor, a straight-line drive-in system, door-to-door system (except for some units), high ceilings up to 6 meters, and large-capacity freight elevators are applied, facilitating smooth logistics transportation and allowing delivery directly to the office front, ensuring excellent work efficiency. Additionally, the live office (with floor heating installation) praised in Phase 1 is extended to include a wide terrace on the 8th floor. Furthermore, specialized designs maximizing workers’ efficiency will include meeting rooms, lounges, shower rooms, rooftop gardens, fitness centers, GX rooms, seminar rooms, and community lounges.


Unlike residential facilities such as apartments and officetels, knowledge industry centers do not require subscription savings accounts, are not counted toward housing ownership, and are relatively free from regulations such as resale restrictions. Moreover, they offer various tax benefits, including a 50% reduction in acquisition tax and a 37.5% reduction in property tax, and loans of up to 80?90% of the sale price are available. Additionally, a 10% down payment and interest-free installment payments reduce financial burdens.


‘The Columbus Asan Tangjeong Phase 2’ is currently operating a sales promotion center.
