Gimpo Knowledge Industry Center 'Hangang New Town CentreBiz' is attracting attention as a beneficiary complex of the GTX-D line and is scheduled to be sold in a station area location. It is expected that the future value of the knowledge industry center will shine even more when the existing excellent station area transportation environment is combined with the opening of the GTX-D line.


According to the industry, despite COVID-19, new supplies of knowledge industry centers in metropolitan station areas continue one after another. According to the Ministry of SMEs and Startups, the number of startup companies excluding real estate businesses was 830,929 in the first to third quarters of last year, an increase of 6.1% (47,476 companies) compared to 783,453 in 2020. Among them, Gyeonggi (11.8%) was the highest, followed by Incheon (8.1%), ranking high, showing that startup cases in the metropolitan area are leading the upward trend.


Supported by this trend, the number of new companies and startups paying close attention to station area knowledge industry centers is increasing. Knowledge industry centers located in station areas have a synergy effect of convenient commuting for workers and excellent business environments.


Among them, metropolitan areas such as Gimpo are close to major business districts in Seoul and have convenient public transportation environments, resulting in very strong demand for startup company occupancy. This not only shortens workers' commuting time but also enhances convenience in using surrounding living convenience facilities.


For example, the D Knowledge Industry Center located in Goyang City, Gyeonggi Province, created a spectacle of all units being sold out at the initial supply stage because new stations such as Hyangdong District Station on the Goyang Line and Hyangdong Station on the Gyeongui-Jungang Line are planned near the complex. In March last year, the C Knowledge Industry Center in Cheongna International City, Incheon, was successfully sold out as it was highlighted as a station area close to Gajeong Station and Gajeong Central Market Station on Incheon Subway Line 2.


'Hangang New Town CentreBiz,' which has a walking distance station area location near Yangchon Station and Gurae Station on the Gimpo Gold Line subway, is also expected to join the popularity of such station area knowledge industry centers. Moreover, as it is located at the starting point of the GTX-D line, it is classified as a knowledge industry center complex that will directly benefit.


The GTX-D line starts from Gimpo City, Gyeonggi Province, passes through Bucheon City, and extends to Hanam, characterized by traversing the southern part of Gyeonggi Province. As a metropolitan rapid transit network crossing the metropolitan area is secured, it is expected to have a significant impact on improving transportation convenience for local residents and revitalizing the regional economy.


In addition, it is evaluated to have comprehensive metropolitan business advantages due to its proximity to Incheon International Airport, Gimpo International Airport, and Incheon Port. Furthermore, it carries transportation development benefits such as the confirmed extension of Seoul Subway Line 5, the planned extension of Incheon Subway Line 2, and the second outer ring expressway from Gimpo to Paju (scheduled to open in 2026).


Scheduled for sale at the end of April, Gimpo Hangang New Town CentreBiz consists of a total floor area of 50,227.04㎡, a site area of 6,930.95㎡, 3 basement floors, and 10 above-ground floors. The supply status includes 289 section offices, 168 live offices, and 64 neighborhood living facilities.
