[Asia Economy Reporter Ryu Tae-min] The aging apartment complexes Woosung 1, 3, and 5 near Sindorim Station in Guro-gu, Seoul, have passed the remodeling safety inspection. Woosung 2, which is undergoing integrated remodeling with these complexes, is also expected to receive its safety inspection results soon. As the first case in Guro-gu to pass the safety inspection threshold, expectations for project promotion in the area are rising.

According to the maintenance industry on the 29th, Woosung 1 (169 households), 3 (284 households), and 5 (154 households) in Sindorim-dong received a grade C in the first remodeling safety inspection conducted last month and this month, thus passing. Woosung 2, with 239 households, only has the geological survey results remaining, so the safety inspection is practically complete. Unlike reconstruction, remodeling projects require a high safety inspection grade to proceed. If a grade of C or higher is obtained, horizontal annex remodeling is possible, while vertical extension requires a grade of B or higher.


The Woosung complexes 1, 2, 3, and 5 in Sindorim, totaling 846 households, are all small complexes with fewer than 300 households, built between 1992 and 1996. Located between Seoul Subway Lines 1 and 2 at Sindorim Station and Line 2 at Dorimcheon Station, these are double-station complexes, with floor area ratios exceeding 250% for all except Woosung 5. These complexes, which applied for the first safety inspection in the first half of last year, only received the results after about a year.


Woosung 1, 2, and 3 were selected as pilot complexes for Seoul-style remodeling in 2018. Seoul-style remodeling is a project that supports safety inspection costs and administrative procedures for selected pilot complexes. It is known that these complexes received about 60% support for the safety inspection costs. Ryu Ji-taek, head of the Woosung 1 remodeling association in Sindorim, said, "Thanks to Seoul City's support and the determination of the association members, the project is progressing smoothly," adding, "I hope the next stage, the architectural review, proceeds more smoothly and quickly."


Woosung 1 and 2 and Woosung 3 and 5 are pursuing integrated remodeling through association establishment. Woosung 1 and 2, which are progressing faster, selected GS Construction as the contractor in July last year. These complexes plan to increase the number of households by 25 in the 1st complex and 29 in the 2nd through horizontal and annex extensions. Woosung 3 and 5 selected POSCO Construction as the contractor. Woosung 3 plans to add 29 households, and Woosung 5 plans to add 23 households.


According to the legal upper limit, these complexes can extend up to 15% of the existing number of households for sale, but if the number of sale units exceeds 30, the price ceiling system applies and the Housing & Urban Guarantee Corporation (HUG) screening becomes stricter, so it is understood that the number was set below 29 households to avoid these restrictions.
