Dasan New Town's First 100% Live Office Design 'Dasan Jigeum SY Bizracle' Scheduled for April Sale

As the number of one-person creative enterprises and small businesses increases, knowledge industry centers designed with live office concepts are gaining attention from entrepreneurs. The specialized design that considers even small-scale companies enhances work efficiency, and its trendy layout has increased its preference, raising its value as an investment product.


A live office is a specialized design that accommodates small businesses by allowing work and rest simultaneously. It provides amenities such as shower rooms and restrooms within the workspace, enabling breaks during work hours, which aligns with the recent trend favoring work-life balance (WLB). Particularly, the preference for live offices has grown recently, likely due to the rise in one-person creative enterprises.


According to data from Statistics Korea, the number of one-person creative enterprises (classified as those with up to four employees) surged from 77,009 in 2013 to 280,856 in 2019, and further increased to 402,612 in 2020. This is attributed to the growing demand for live offices from startup founders, as well as individuals involved in personal broadcasting for platforms, shared offices, freelancers, and other small-scale businesses.


In the sales market, knowledge industry centers applying live office designs are popular. The live office “The K DMC” in Hyangdong District, Goyang City, Gyeonggi Province, was completely sold out in a short period. Similarly, in the provinces, the live office at “The Columbus Knowledge Industry Center” in Asan, Chungnam Province, found tenants for all units within three days, indicating a nationwide increase in preference for live offices.


Real estate experts say, “As the number of entrepreneurs starting businesses as one-person creative enterprises like startups significantly increases, the popularity of live offices that allow work and rest simultaneously is rising. Additionally, knowledge industry centers equipped with resting spaces within the complex, where tenants can enjoy healing within a single building, are expected to gain much popularity in the future.”


Meanwhile, a knowledge industry center applying 100% live office design for the first time in Dasan New Town, Namyangju City, Gyeonggi Province, is set to be launched in April, attracting attention. This is “Dasan Jigeum SY Bizacle,” introduced by SY ENC Co., Ltd. The knowledge industry center has a total floor area of approximately 79,697㎡, with three basement floors and six above-ground floors, and includes a knowledge industry center, dormitory, and commercial facilities.


Since Dasan Jigeum SY Bizacle is developed as a 100% live office, every unit is equipped with shower booths and restrooms. Especially, the 5.3-meter-high ceiling provides a spacious and comfortable atmosphere. Shared conference rooms, resting spaces on each floor, and a rooftop garden enhance work efficiency, and ample parking space amounting to 230% of the legally required parking spots improves convenience for tenants.


The location is also excellent. Dasan New Town is a self-sufficient city equipped with infrastructure for residential, administrative, business, and commercial purposes, located in a transportation hub that allows access to the Seoul metropolitan area. Currently, the largest administrative and judicial town in the northeastern metropolitan area is under development within the Jigeum District. It includes the Namyangju City Hall Second Office, Uijeongbu District Court, Southern Police Station, Namyangju Branch Office, Sports and Culture Center, and Namyangju Education Support Office, boasting a mammoth scale. Once the project is completed, it is expected to generate rental demand from related companies relocating. Additionally, there are abundant development prospects such as the 3rd New Town Namyangju Wangsuk District, Yangjeong Station Area Urban Development Project, and Inchang-Sutaek Redevelopment Promotion District, which are expected to revitalize the region.


Dasan Jigeum SY Bizacle is located at the center of a wide transportation network including the Seoul Outer Ring Expressway (Namyangju IC), Northern Arterial Road (Guri IC), Olympic-daero, Gangbyeonbuk-ro, Seoul-Yangyang Expressway (Deokso-Sampae IC), and Suseok-Hopyeong Expressway (Suseok IC), making access to Seoul and the entire metropolitan area convenient. It is also close to various subway stations that enable quick travel to Gangnam, such as the Gyeongui-Jungang Line Donong Station, the planned Dasan Station on Subway Line 8, and the planned new station on Subway Line 9, known as the golden line.


As a business hub in Seoul and the northeastern metropolitan area, it boasts excellent industrial connectivity. Based on its superior transportation network, it has outstanding accessibility to industrial complexes such as Gangdong Godeok/Gangil, Hanam Misa/Guri/Namyangju Jingeon in Gyeonggi Province, giving it a competitive edge over other knowledge industry centers.

They are exempt from comprehensive real estate tax and capital gains tax surcharges and are not counted as housing units. Moreover, a 10% down payment with interest-free interim payments and low-interest loans up to 80% of the total sale price are available, along with acquisition tax reductions of 50% and property tax reductions of 37.5%.
