As Omicron cases surge and spring, the season of fine dust, returns, the importance of the environment is growing, drawing the attention of buyers to housing complexes located near large parks.


Fine dust has steadily increased over recent years, emerging as a social issue. According to Seoul City's air quality information on the annual issuance of ultrafine dust alerts, there were a total of 11 ultrafine dust advisories issued last year (21 days of issuance). This is more than double the 5 advisories (9 days) issued in 2020.


Consequently, complexes near large parks that help avoid fine dust continue to maintain steady popularity. According to the 2025 Future Housing Market Trends survey by the Korea Research Institute for Human Settlements, the top priority for actual buyers when purchasing a home is a pleasant living environment (35%), which ranks higher than transportation (24%) and education (11%).


The same trend applies to the sales market. For example, 'Dongtan Station Dieter Prestige,' which set a nationwide record with an average competition rate of 809.1 to 1, is located right next to Dongtan Yeoul Park, a large-scale park.


A real estate expert said, “For complexes located near large parks, the abundant greenery helps purify indoor air and provides residents with convenient walking paths, making the living environment pleasant. It also benefits residents' physical health and emotional well-being. With fine dust expected to be severe again this spring, demand for apartments near large parks or forest zones is also expected to increase.”


Meanwhile, a large-scale neighborhood park-adjacent complex in Bibong District, Hwaseong City, Gyeonggi Province, is about to be launched for sale. Geumseong Baekjo Construction plans to launch ‘Hwaseong Bibong Yemiji Central Edu’ at the end of this month. The complex consists of 10 buildings ranging from one basement floor to a maximum of 25 floors above ground, with a total of 917 units, including 442 units of the highly preferred 76㎡ type and 475 units of the 84㎡ type.


The complex is located right behind a large neighborhood park, allowing residents to enjoy a leisurely healing life connected to walking trails within the complex. Nearby are Manchan Mountain and Wangraebong Mountain. Additionally, there are kindergarten and elementary school sites right next to the complex, and a middle school is planned within walking distance.


Furthermore, the complex features an open space three times the size of a soccer field, maximizing views through generous spacing between buildings, wind corridors, and sightline corridors, and enhances comfort with 100% underground parking.


Inside the complex, the most preferred 76㎡ and 84㎡ units are primarily arranged facing due south, with all units featuring a 4Bay layout and cross ventilation. The ceiling height is designed at 2.4 meters to increase openness within the units. Large dressing rooms and pantries provide ample storage space, and the utility room is optimized to enhance practical use of space.


‘Hwaseong Bibong Yemiji Central Edu’ is scheduled for occupancy in January 2025, with the model house opening at the end of this month. To prevent the spread of COVID-19, visits are by 100% advance reservation only, and a cyber model house featuring various content will be operated.
