As station-area complexes in the Seoul metropolitan area have established themselves as steady sellers in the real estate market, ultra-station-area complexes located very close to subway stations are showing remarkable strength.
Ultra-station-area complexes have a strong demand base compared to other complexes because they offer the advantage of quick and convenient access to the subway, which is the most preferred mode of public transportation. Additionally, the commercial areas around the stations are well-developed, making it convenient to use various lifestyle amenities.
As a result, even within the same station area, housing prices can differ by hundreds of millions of won depending on the distance from the station, and the subscription results for newly launched apartments also vary significantly.
In the sales market, ultra-station-area complexes are thriving. In December last year, the residential officetel ‘Hillstate The Unjeong’ in Unjeong New Town, Paju, Gyeonggi Province, recorded an average competition rate of 10.1 to 1, the highest ever in Paju city (based on officetel subscription data from Cheongyak Home), drawing attention for its location as an ultra-station-area complex near Unjeong Station on the Gyeongui-Jungang Line.
A real estate official said, “In the metropolitan area, commuting time is directly linked to quality of life, so there is always a strong waiting demand for scarce ultra-station-area complexes,” adding, “Ultra-station-area complexes also benefit from various infrastructures formed around the station, making the gap widen not only with non-station-area complexes but also with other station-area complexes.”
Meanwhile, KB Real Estate Trust (construction by Shinsegae Construction Co., Ltd., entrusted by Wolsong Holdings) plans to launch the residential-commercial complex ‘Villiv The Able’ in Mapo-gu, Seoul this month.
Villiv The Able boasts excellent proximity to workplaces, located in an ultra-station-area complex near Sinchon Station on Line 2, which has become a golden route, and Sogang University Station on the Gyeongui-Jungang Line, both key locations within Seoul.
From the complex, using Sinchon Station on Line 2, it takes less than 10 minutes to reach the CBD (Jongno and Jung-gu business districts), and about 30 minutes to enter the GBD (Gangnam business district). Furthermore, Sinchon Station is scheduled to be served by the Seobu Line, the first light rail line connecting Gangnam and Gangbuk, which is planned to begin construction in 2023. The Seobu Line will connect Saejeol Station in Eunpyeong-gu and Seoul National University Station in Gwanak-gu, linking major Seoul areas such as Yeouido and Noryangjin, further improving access to Gangnam and downtown.
The excellent living infrastructure around Sinchon Station is also noteworthy. Large shopping facilities such as Hyundai Department Store and E-Mart are within walking distance, and various amenities including CGV, Yonsei University Sinchon Severance Hospital, the Gyeongui Line Forest Trail, and the Sinchon and Hongdae central commercial districts are nearby and easily accessible.
In addition to this prime location, Villiv The Able will feature the ‘Villiv’ brand by Shinsegae Construction, which has been successful nationwide. It will include an open feeling with 2.6m high ceilings and a gallery lobby. Community facilities such as a fitness center, rooftop garden, and resident-exclusive amenities will be provided, along with various lifestyle services.
