As the ‘Incheon Inner Port Redevelopment Project’ enters full swing, the atmosphere in the nearby real estate market is heating up due to large-scale regional development.


On the 9th, the Ministry of Oceans and Fisheries announced that it would sign a basic business agreement with Incheon Metropolitan City and Incheon Port Authority to promote the ‘Incheon Inner Port 1·8 Wharf Redevelopment Project and Priority Opening.’


The ‘Incheon Inner Port Redevelopment Project’ is a project aimed at revitalizing the depressed old downtown area of Incheon and fostering the region as a metropolitan area marine tourism and cultural industry hub.


Incheon Inner Port will be developed by dividing it into five specialized districts. Specifically, Wharfs 1 and 8 will be developed as a marine cultural district specialized as a marine history and cultural tourism hub, including the Imagination Platform, waterfront park, and the old downtown port area. Wharfs 2 and 3 will be developed as a multifunctional complex business district where work and life coexist. Wharfs 4 and 5 will be created as an open residential district with waterfront-type living spaces. The logistics complex behind Wharfs 4 and 5 will be transformed into an innovative industrial district to respond to new industries such as the 4th Industrial Revolution. Wharfs 6 and 7 will be developed as a tourism and leisure district by introducing an urban resort in the Wolmisan and Gapmun area.


Among these, the leading project, the ‘Incheon Inner Port 1·8 Wharf Redevelopment Project,’ is a project to create a marine cultural urban space of approximately 429,000 square meters in the Bukseong-dong and Hang-dong areas of Jung-gu, Incheon Metropolitan City. Especially, since the agreement set a goal to prioritize opening the project site to local residents by July next year, expectations are rising for the swift promotion of the project and the resulting regional economic growth.


Meanwhile, the commercial facilities within the ‘Hillstate Harbor House Stay’ complex, expected to directly benefit from this, are scheduled for sale this week.


The commercial facilities within the ‘Hillstate Harbor House Stay’ complex are located in a prime location adjacent to Incheon Inner Port. Upon completion of redevelopment, they are expected to attract a large floating population, accelerating the revitalization of the commercial district and offering prospects for future value appreciation due to the development.


Another notable feature is the abundant underlying demand, making it a stable investment destination. First, the commercial facilities have a fixed demand base from 1,267 residential-type residences in ‘Hillstate Harbor House Stay.’ The residential-type residences consist of 987 studio-type units with exclusive areas of 22 to 33 square meters and 280 family-type units with exclusive areas of 72 to 81 square meters, currently available for sale.


Many companies and industrial complexes are also located around the commercial facilities. Companies such as CJ CheilJedang, Incheon Port Authority, Incheon Customs Headquarters, and Hyundai Steel are located nearby, along with Incheon Port. Nearby industrial complexes include Incheon General Industrial Complex, Incheon Machinery General Industrial Complex, and Juan National Industrial Complex, securing related workers as underlying demand.

Additionally, the area forms a jar-shaped commercial district capable of absorbing about 2,000 apartment households, including Samik Apartments (scheduled for reconstruction), which is advantageous for securing local demand. Furthermore, school facilities such as Shingwang Elementary School, Songdo Middle School, and Incheon Girls’ Commercial High School are within walking distance, allowing expectations for student demand as well.


Excellent accessibility is also noteworthy. Sinpo Station and Sungui Station on the Suin-Bundang Line are within walking distance, and the Metropolitan Area 2nd Ring Expressway and 2nd Gyeongin Expressway are located nearby, making access convenient from Incheon and the metropolitan area. Also, the Wolgot-Pangyo Line express, which allows travel to Pangyo without transfers, is scheduled to open at Songdo Station, just two subway stops away. Additionally, the Incheon-origin KTX Gyeongbu Line connecting Incheon to Busan and Mokpo is planned, which is expected to increase the floating population due to improved accessibility.


The commercial facilities within the ‘Hillstate Harbor House Stay’ complex are located in the Sinheung-dong area of Jung-gu, Incheon City, with a total floor area of about 2,000 square meters, consisting of 31 units on the 1st and 2nd floors above ground. Located on a corner of a main road, it boasts excellent accessibility and is designed as a European-style street-type shopping mall, offering high visibility and customer attraction.


The sales promotion center is available for consultation by prior reservation, and thorough hygiene management and quarantine measures are being implemented to ensure visitor safety.
