The value of apartments near pleasant environments is rising. This is attributed to the prolonged COVID-19 pandemic, which has made residential comfort one of the key factors in housing choices. Consequently, apartments with green spaces nearby have attracted significant interest from buyers in the recent sales market, and their sales performance has been strong.
In fact, an analysis of subscription competition rates from Real Estate R114 showed that among the top 20 apartment complexes nationwide in terms of subscription competition rates last year, 15 (75%) were located in forest zones (defined as areas within a 500m radius of forests, parks, or other green spaces).
Industry experts say that forest zone apartments offer various advantages beyond comfort, including fine dust reduction, mitigation of the heat island effect, and psychological stability. As such, forest zone apartments have gained great popularity in the recent real estate market, and demand is increasing for new forest zone complexes about to be launched.
Doosan Construction plans to launch 'Doosan We’ve Gwangju Central Park' in Tanbeol-dong, Gwangju-si, Gyeonggi-do, in February. The complex will consist of six buildings ranging from three basement floors to 29 above-ground floors, with a total of 693 units of 59㎡ and 84㎡, of which 653 units will be offered for general sale.
The greatest locational advantage of Doosan We’ve Gwangju Central Park is its 'pleasant residential environment.' The complex is located at the foot of Guksu Peak and is close to abundant green spaces such as Tongmi Mountain and Gyeongan Neighborhood Park, boasting a forest zone location, which has become a top residential preference factor during the COVID-19 period.
Moreover, a large-scale park equipped with various leisure and convenience facilities will be newly developed near the complex. The nearby Jungang Neighborhood Park (located at San 2-1, Gyeongan-dong) will be maintained as a park facility approximately 49 times the size of a soccer field (352,138㎡). This area will include a multi-cultural center, art museum, ecological learning center, and forest library, among other amenities. Additionally, using nearby Hoian-daero (National Road 45), Gyeongchung-daero, and Seongnam-Janghowon Road (National Road 3) allows convenient vehicle travel to Seoul, Pangyo, and Bundang areas. This will enable commuting between Gyeonggi Gwangju Station and Suseo Station in just 12 minutes. As many actual buyers actively seek homes in key Gyeonggi-do areas with convenient access to Seoul to avoid the rising Seoul jeonse prices, the popularity of Doosan We’ve Gwangju Central Park, which will benefit from this line, is expected to increase significantly.
Additionally, the Second Gyeongbu Expressway between Sejong and Pocheon, where Opo IC (planned) and Gwangju Seongnam IC (planned) will be installed, is scheduled for completion in 2023. After opening, accessibility to Seoul and Sejong will be greatly improved.
