‘Eliph Sejong’, Noted for Cost-Effective Location Close to Seoul Infrastructure

‘Eliph Sejong’, Noted for Cost-Effective Location Close to Seoul Infrastructure

Gyeryong Construction is currently conducting official contracts for ‘Elif Sejong,’ which is being supplied in the Bongsan-ri area of Jochiwon-eup, Sejong Special Self-Governing City.


Elif Sejong has attracted attention for its location that offers close access not only to Cheonan, Cheongju, Daejeon, and Sejong but also to Seoul. It has proven its popularity by recording a high subscription competition rate, with an average of 17.02 to 1 and a peak competition rate of 138 to 1 for the 159㎡ A-type units. Analysts attribute this to Elif Sejong’s excellent transportation environment, which provides sufficient competitiveness amid the current real estate market trend where proximity to workplaces has become a key preference factor for young office workers.


According to data released by the Ministry of Land, Infrastructure and Transport in 2020, among the reasons for moving to a current residence (multiple responses allowed), 30.8% chose ‘proximity to workplace,’ ranking second among all categories. Among these, those aged 20 and under accounted for a remarkable 61.5% of responses citing ‘proximity to workplace,’ and those in their 30s accounted for 39%, revealing a particularly strong preference for workplace proximity among the 2030 generation.


Elif Sejong is located near Jochiwon Station, where the Gyeongbu Line, Honam Line, and Chungbuk Line pass through. When boarding the Gyeongbu Line, it takes about 1 hour and 20 minutes to reach major metropolitan cities such as Pyeongtaek and Suwon, as well as Seoul. Additionally, the nearby KTX Osong Station allows for travel to various parts of the country.


Moreover, the northwestern district of Sejong City, where Elif Sejong is situated, is located at the northern end of Sejong City. To the north lies Cheonan City, to the right is Cheongju City, and to the south is the Government Complex Sejong, boasting a transportation environment that enables rapid movement to the southern part of Sejong City and Daejeon City. In fact, by car from the complex, it takes about 20 minutes to reach Cheonan City, about 10 minutes to Cheongju City, about 20 minutes to the Government Complex Sejong, and less than 30 minutes to Daejeon City. Accordingly, Elif Sejong offers high workplace proximity and easy access to major nearby cities as well as Seoul’s solid infrastructure.


In addition to this high workplace proximity, the complex also offers reasonable sale prices. Due to the application of the price ceiling system, the sale prices are affordable compared to those of major nearby cities and surrounding complexes.


Furthermore, Elif Sejong is expected to benefit from the infrastructure of the newly developed northwestern district of Sejong City. Residents can enjoy the pleasant natural environment of Bongsan Soha Stream flowing right in front of the complex, numerous neighborhood parks within the district, and Naechang Stream. The Cheongchun Park (planned) on the south side of the complex is being developed as a representative park of Sejong City, raising expectations. Additionally, public offices and commercial facilities such as the Northern Education Support Center and Sejong Health and Environment Research Institute are being established within the district, which, combined with Elif Sejong’s convenient transportation environment, is expected to create a synergistic effect.


Also, the complex boasts a one-stop school zone with nearby schools including Sinbong Elementary School, Jochiwon Middle School, Sejong Girls’ High School, Korea University (Sejong), and Hongik University (Sejong). Residents can also access lifestyle infrastructure such as Sejong Traditional Market, Homeplus, and Megabox.


A sales official stated, “Elif Sejong’s excellent location, which offers close access to Cheonan, Daejeon, Sejong, and even Seoul, combined with the application of the price ceiling system, has resulted in affordable prices compared to nearby market prices, leading to high subscription competition rates.” He added, “Inquiries about sales continue steadily even after subscription, so we expect a full sell-out in a short period.”


Meanwhile, the official contracts for Elif Sejong will be held for five days until the 28th at the Elif Sejong model house, and the scheduled move-in date is September 2024.
