Freedom from Resale Restrictions in the Vicinity of Yeoksam Station and Seolleung Station
The implementation trustee, Korea Trust Co., Ltd., announced on the 20th that the officetel "The Place Gangnam" is scheduled for sale this month.
The Place Gangnam is an officetel located in the Yeoksam-dong area of Gangnam-gu, Seoul. It has a total floor area of approximately 1,998㎡ and consists of 33 officetel units and 6 office units across one basement floor and 14 above-ground floors. The basement houses management facilities, offices are located on the 2nd and 3rd floors, and officetels occupy the 4th through 14th floors. A total of 40 parking spaces are secured using mechanical parking systems.
The Place Gangnam is situated in the central business district of Gangnam, between Yeoksam Station and Seolleung Station (Renaissance Hotel intersection), offering convenient transportation. It is close to Yeoksam Center Field, where many major corporations such as Amazon, Facebook, and Krafton are located, making commuting to these companies advantageous.
It is also near the "International Exchange Complex District," a development project spanning Samsung Station and Jamsil Sports Complex, which is expected to bring geographic benefits. The area is well-equipped with living infrastructure including marts, cinemas, department stores, government offices, and large hospitals, and is located within the Gangnam school district.
The basic appliances provided in the officetel will be full-option, including built-in electric ovens, wine cellars, personal safes, air dressers, dryers, washing machines, shoe cabinets, and multi cleaners.
The Place Gangnam is a complex not subject to various laws and regulations, allowing freedom from interim payment loans and resale restrictions. The recruitment announcement began in 2021, and the complex is exempt from DSR application. As it is a building with fewer than 100 units, it is also free from resale restrictions.
Another advantage is that the sale price is lower than other complexes. Compared to the average unit prices of six complexes recently sold in the Gangnam area, The Place Gangnam will be supplied at a bubble-free price lower than those.
A local real estate official stated, "Many potential buyers have already inquired about detailed sales schedules and prices after hearing the sales news of this product," adding, "Being free from various regulations in the heart of Seoul, future value appreciation is also expected."
