Subway Line 7 Boramae Station Area Zoning Change: Upgrade to Neighborhood Commercial District


[Asia Economy Reporter Jongil Park] The zoning area around Boramae Station on Subway Line 7 has been upgraded from a Category 3 General Residential Area to a Neighborhood Commercial Area, and along with 124 urban-type housing units, lifestyle service facilities will be constructed.


Dongjak-gu (Mayor Changwoo Lee) announced on the 17th that the designation and plan (draft) for the district unit planning area regarding the ‘Boramae Station Area Revitalization Project’ at 377-1, Sindaebang-dong, was revised and approved at the Seoul City Urban and Architectural Joint Committee held on the 22nd of last month.


The ‘Station Area Revitalization Project’ is a project aimed at solving urban problems by upgrading the zoning of station area land that meets location requirements, expanding lifestyle service facilities and public rental facilities with 50% of the increased floor area ratio, and reorganizing Seoul’s urban spatial structure into a compact city centered on station areas.


The Boramae Station area was selected as a pilot project site in 2019. This area is a transfer station area for the light rail Sillim Line, scheduled to open in May, and is a region where fostering a neighborhood commercial center and expanding commercial function areas are necessary.


Accordingly, the Boramae Station Area Revitalization Project will change the existing Category 3 General Residential Area to a Neighborhood Commercial Area and plans to construct a 124-unit apartment complex with 4 basement floors and 20 above-ground floors, along with auxiliary facilities, by 2024.


Additionally, public contribution facilities will include 34 public rental units and local necessary facilities such as public rental offices and community centers, reflecting exclusive entrances and circulation plans to ensure convenient use by local residents.


The lower floors will be non-residential facilities such as community centers and neighborhood living facilities to enhance residents’ accessibility, promote street activation, and simultaneously improve the pedestrian environment.


Meanwhile, the Sillim Line, which starts from Saetgang Station, crosses Daebang Station and Boramae Station, and extends to Sillim Station, is scheduled to open at the end of May. The Sillim Line covers a total distance of 7.8 km and connects 11 stations.


With the opening of the Sillim Line, Daebang Station and Boramae Station areas will be able to transfer to Lines 1, 2, 7, and 9, strengthening the transportation network.

Mayor Changwoo Lee of Dongjak-gu said, “The area near Boramae Station is expected to see changes in conditions as it becomes a double station area with transfer options due to the opening of the Sillim Line this year, and since it also faces Yeouidaebang-ro, street activation is anticipated. We will continue to secure the status as a district center and revitalize station area functions through active administrative support.”
