Prime Location 'Stylish Luxury' High-End Residential Complex 'Eluke Seocho'

Expectations for Emerging Residential Complexes in Gangnam Area... Continuous Nearby Developments Drive Future Value Upward

Prime Location 'Stylish Luxury' High-End Residential Complex 'Eluke Seocho' [‘Stylish Luxury’ Residential Complex ‘Eluke Seocho’]

Interest in Gangnam and Seocho, which are once again on the verge of large-scale development, is heating up. As these areas host Seoul’s representative business districts and commercial zones, there is growing anticipation that their value will further increase through successive development benefits.

Among these, there is particularly high interest in new luxury residential facilities. With the already well-established infrastructure in the Gangnam area combined with new development benefits, and the added convenience of various lifestyle amenities in luxury residences, the future value of these properties is highly anticipated. These new luxury residential facilities are popular not only among end-users but also investors. Recently, the area near Gyodae Intersection in Seocho-gu has emerged as a prime location for residential products offering such excellent living environments.

In this area, the ‘Seocho-ro District Unit Plan Revision’ announced in 2020 includes a planned development of 580,000㎡ along Seocho-daero, directly connecting Gangnam Station to Seocho Station and the Gyodae Intersection, which is expected to fully benefit from nearby development projects.

Additionally, the long-awaited project to underground the Gyeongbu Expressway and create a park above it in the Gangnam area is underway, further raising expectations for an increase in regional value. Nearby sites such as the Kolon site and Lion Mising site are also planned to be developed into complex towns where residential, commercial, and office spaces are integrated. The cultural and arts complex planned on the former site of the Armed Forces Intelligence Command is also about to begin construction.

Notably, most of the new construction projects approved or planned within the past year between Gyodae Intersection and Nambu Terminal are residential facilities. This indicates that this area, which was previously dominated by aging commercial facilities, is expected to transform into a new residential district in Gangnam, with high future value.

Amid this, expectations are high for the luxury residential complex ‘Eluke Seocho,’ scheduled for sale in February. Located near Gyodae Intersection in Seocho-gu, Seoul, ‘Eluke Seocho’ will consist of two buildings ranging from four basement floors to 23 above-ground floors, with a total of 330 units in 12 different layouts sized between 19㎡ and 41㎡. The project is developed by Studio D Company and constructed by Lotte Construction Co., a top-tier construction company.

The complex is a triple-station area, with Gyodae Station and Nambu Terminal Station located within approximately 500 meters (about a 5-minute walk), and Seocho Station about 800 meters away (around a 10-minute walk). It offers excellent transportation access via Seocho IC on the Gyeongbu Expressway, Banpo-daero, Seoripul Tunnel, and Nambu Sunhwan-ro, and is adjacent to administrative institutions such as the Diplomatic Center, Seocho Legal Town, and Seocho District Office.

In this ‘golden location,’ ‘Eluke Seocho’ presents its unique ‘Stylish Luxury’ residential and design theme, proven by the successful sales of ‘Eluke Banpo’ last year. It aims to provide a new level of residential experience that allows residents to enjoy their ‘true selves.’ The complex offers a variety of layouts including 1-room, 1.5-room, and 2-room units at reasonable prices, broadening the choices for potential residents. The building’s exterior features unique styling with stone details, vertical curtain wall facades, and bronze pattern designs.

Additionally, the community space ‘Luknity’ will support residents’ stylish lifestyles. The rooftop community space ‘Luknity Lounge’ on the 23rd floor offers a shared bar, barbecue zone, and pet park with panoramic views. ‘Luknity Around’ includes a shared office, book caf?, and individual reading spaces, while ‘Luknity Fitness’ features a fitness room with various facilities and a personal training room.

A differentiated life platform solution will also be introduced. Residents can control multiple devices such as lighting and appliances simultaneously via an application or voice commands. The smart home service offers convenient features including safe home control through facial recognition, visitor vehicle management, and local information checks.

Moreover, a variety of customized concierge services will be provided, including lifestyle conveniences and various reservation services for VVIPs, as well as business and event support. Services such as valet parking, car wash, housekeeping, laundry and dry cleaning, catering, and pet care will be accessible through a dedicated application, allowing residents to enjoy hotel-level services at home.

‘Eluke Seocho’ is located in an area that allows residents to enjoy the diverse infrastructure of Seocho and Gangnam, including Legal Town and Gangnam’s commercial district. Convenience facilities such as Shinsegae Department Store, Lotte Mart, CGV Gangnam, and St. Mary’s Hospital, as well as cultural and artistic facilities like the Seoul Arts Center, National Library of Korea, KEPCO Art Center, and National Gugak Center, are well established, enabling convenient shopping, cultural, and leisure activities.

Meanwhile, ‘Eluke Seocho’ plans to operate a sales gallery.
