[Asia Economy Reporter Kim Min-young] The Seoul Metropolitan Government has designated the Sadang 5 District in Sadang-dong, Dongjak-gu as a Special Architectural Zone.
On the 11th, Seoul held the 1st Architectural Committee meeting and announced on the 14th that the architectural review for the designation of the Sadang 5 District housing reconstruction project as a 'Special Architectural Zone' had passed.
A Special Architectural Zone is a system that allows relaxation of architectural regulations such as floor area ratio and building height to suit the characteristics of projects requiring free and creative design. Sadang 5 District is a hilly site near Kkachisan with a height difference of 32 meters between the highest and lowest points of the land. The city explained that it designated this area as a Special Architectural Zone considering these unique characteristics of the site. Accordingly, various building types with different heights will be introduced and arranged.
The Sadang 5 District is scheduled to receive project implementation plan approval in August this year, begin construction in 2025, and be completed in 2028. It will be reborn as a new apartment complex with a total floor area of 83,263.92㎡, consisting of 5 basement floors and 12 above-ground floors, with a total of 507 households.
According to the plan, ▲507 apartment units (16 public housing units, 491 sale units) ▲ancillary welfare facilities (3,428.55㎡) ▲neighborhood living facilities (417.43㎡) ▲public parking lot (107 spaces) ▲bus turnaround area will be created.
The residential types include three sizes (exclusive use areas of 44, 59, and 84㎡). The 16 public housing units, suitable for households of two or more, will be supplied as long-term lease housing in the 44 and 59㎡ types.
Kim Seong-bo, Director of the Seoul Housing Policy Office, said, "This year, Seoul will continue to promote citizens' housing stability through redevelopment and reconstruction normalization, while also continuously working to create a sustainable and open residential community through Special Architectural Zones and other measures."
