Pre-Announcement Warning for Ineligible Winners in Early Subscription
A 'cancellation warning' has been issued to public pre-sale subscription waiters. Recently, about 1 in 10 apartment subscription winners have had their winning canceled due to errors in subscription information. If judged as an ineligible winner in the pre-sale subscription, not only will the subscription be canceled, but applying for subscriptions will be prohibited for up to one year. Duplicate subscriptions, residence period, and income criteria are especially important matters for applicants to pay attention to.
This 4th pre-sale subscription, like previous ones, is conducted together for public sale and Newlywed Hope Town subscriptions. To increase the chances of winning, it is not uncommon for members within a household to apply separately for public sale and Newlywed Hope Town. For example, the husband applies for the Seoul Daebang Newlywed Hope Town, and the wife applies for the Goyang Changneung public sale (special supply for newlyweds). However, this is considered an ineligible winning.
LH explained, "Applicants and one or more persons within the same household applying for duplicate or cross-subscription to public sale and Newlywed Hope Town complexes will all be treated as ineligible." This means that among the complexes recruited in this 4th pre-sale subscription, applicants must apply for either public sale or Newlywed Hope Town, but not both.
There are cases where multiple applications are possible. This is when the applicant applies for both special supply and general supply within the same block. For example, in Namyangju Wangsuk, one can apply simultaneously for the first-time special supply and the public sale general supply. However, if selected as a special supply winner, the applicant will be excluded from the general supply winner selection.
The key scoring items that determine the success or failure of the pre-sale subscription, such as residence period and income criteria, are also areas where applicants often get confused. The residence period means the period of 'continuous' residence in the relevant area. How long one lived there in the past is meaningless. If a household moved into Goyang City from 2010 to 2018, then moved out to Seoul in 2019, and moved back to Goyang City in 2020, the starting point for calculating the residence period is from 2020.
The income criteria must be calculated based on pre-tax income as of the recruitment announcement date. If the income criteria are met at the time of the pre-sale subscription, it does not matter if the annual salary increases later. In addition, the income and asset calculation criteria include not only the subscription applicant but also all members of the non-homeowner household.
An LH official said, "To avoid mistakes when applying, it is advisable to check related documents in advance before applying," and added, "Especially for first-time and newlywed special supplies, applicants must check their income level before applying." If the subscription score is entered incorrectly, it can be corrected or deleted before the application deadline.
Meanwhile, according to the Korea Real Estate Board, over the past five years, a total of about 1,099,400 non-homeowner subscription winners have been selected, of which about 112,500, corresponding to 10.2%, were notified of cancellation due to ineligibility.
