Bando Construction is conducting an online first-come, first-served registration for disqualified and uncontracted units following the official contract phase of ‘Shin Gyeongju Bando Yubora Ivy Park,’ currently being sold in the Shin Gyeongju Station area of Gyeongju, Gyeongbuk.
As the Shin Gyeongju Station area development project gains momentum, it is expected to enjoy the proven KTX new town premium already established in Dongdaegu, Ulsan, and Pohang, attracting not only Gyeongju residents but also external investment demand.
In particular, with the DSR (Debt Service Ratio) regulation tightening starting January, ‘Shin Gyeongju Bando Yubora Ivy Park’ announced its resident recruitment before January 2022, thus avoiding the DSR loan restrictions. Additionally, it offers financial benefits such as interest-free interim payments and the ability to resell before registration.
An expert stated, “There is active movement among real demand buyers aiming to secure homes in complexes that have avoided the strengthened DSR loan regulations,” adding, “Especially, apartments offering financial benefit products that reduce the financial burden are attracting buyers’ attention.”
‘Shin Gyeongju Bando Yubora Ivy Park’ announced its resident recruitment before January 2022, so it is not subject to the 40% DSR regulation on interim and final payment loans. Contract holders receive financial relief with a down payment of 10 million KRW at contract signing and 60% interest-free interim payments. Moreover, the project is subject to the price ceiling system, enabling home purchase at a reasonable price, and pre-registration resale is allowed.
The expectation of a triple station area is also noteworthy. KTX Shin Gyeongju Station currently operates on the Gyeongbu Line (KTX, SRT), and the Jungang Line (Cheongnyangni Station~Yeongcheon Station~Shin Gyeongju Station) and Donghae Line (Pohang Station~Shin Gyeongju Station~Taehwagang Station) are scheduled to open in 2022, further enhancing future value.
Additionally, an elementary school is planned within walking distance, and a large park and ecological stream are located right in front of the complex, providing an excellent educational environment for children. Surrounding facilities include large marts, commercial and business sites, and government offices, offering abundant living infrastructure.
The complex is mainly oriented southward for excellent sunlight exposure and is designed with a 4BAY plate-type structure for superior ventilation (except some units). Furthermore, storage space is maximized with alpha rooms, and kitchen design considers housewives’ movement lines, featuring an expanded kitchen window for openness and a clean entrance.
Also, Bando Construction’s education-specialized product, the on-site ‘Separate Learning Center,’ will be established. The Separate Learning Center will provide customized learning programs in collaboration with renowned academies and professional educational institutions. It will also include a national/public daycare center and a community care center within the complex to ease childcare concerns. The Separate Learning Center has received favorable reviews from residents in Daegu National Industrial Complex and Ulsan Songjeong, and it is expected to attract significant interest in the Shin Gyeongju Station area as well. Additionally, Yubora’s customer-tailored special amenities such as a party room, fitness center, small library, and golf practice range will be provided.
‘Shin Gyeongju Bando Yubora Ivy Park’ will be developed on 14 buildings from basement level 2 to ground level 29, with a total of 1,490 units ranging from 74 to 84 square meters in exclusive area. The blocks consist of 1,100 units in B4 block and 390 units in B5 block.
A model house is available, and move-in is scheduled for January 2025.
