[Asia Economy Reporter Kim Hyemin] A residential complex facility will be built near Boramae Station on Seoul Subway Line 7.


On the 22nd, Seoul City held the 21st Urban and Architectural Joint Committee and announced on the 23rd that it had revised and approved the designation of the district unit planning zone and the plan for the 'Boramae Station Station Area Revitalization Project' in 377-1, Sindaebang-dong, Dongjak-gu.


The station area revitalization project is a project that raises the floor area ratio by upgrading the land use zone of station area land that meets location requirements, in exchange for expanding 50% of the increased floor area ratio into necessary living service facilities and public rental facilities in the area. Private developers can improve business feasibility, and the public can expand facilities needed in the area.


This project is currently underway in 20 locations, and the Boramae Station project, whose plan was finalized this time, was selected as a pilot project in September 2019. Boramae Station is scheduled to become a transfer station area with the opening of the Sillim Line in February next year, and the project site is an area along Yeouidaebang-ro that requires street revitalization.


Accordingly, the land use zone will be changed from the third-class general residential area to the neighborhood commercial area, and as a public contribution facility due to the land use zone upgrade, necessary health centers and startup support facilities will be expanded in the area. In addition, 124 urban-type housing units (including 34 public rental housing units) will be created, and non-residential facilities such as neighborhood living facilities will be installed on the lower floors. The pedestrian environment will also be improved by securing sufficient front setbacks to induce street revitalization.


Following the decision on this district unit plan, the project is scheduled to proceed with building permits in the first half of next year after going through approval such as the architectural committee review, aiming for completion in 2024.


On the same day, the Urban and Architectural Joint Committee also revised and approved the district unit planning zone and plan change for 'Jeonnong 2 District Center' in 33, Jeonnong-dong, Dongdaemun-gu. The plan includes strengthening neighborhood living service functions in the area, land use plans considering resident support functions, and plans to revitalize pedestrian streets.


A Seoul City official said, "This area borders the Jeonnong and Dapsimni Redevelopment Promotion Districts and serves as the center for neighborhood living services in Jeonnong-dong. We expect that this change will contribute to revitalizing the local economy and improving the environment."
