[Asia Economy Reporter Kim Hyemin] A 20-story mixed-use residential and commercial building will be constructed near City Hall Station on Seoul Subway Line 2 in Jung-gu, Seoul.


On the 1st, Seoul held the 16th Urban Planning Committee meeting and announced on the 2nd that it had approved with modifications the "Mapo-ro 5 Urban Maintenance-type Redevelopment District Zone 9-1 Maintenance Plan Amendment" for 6-11 Sunhwa-dong, Jung-gu.


The Mapo-ro 5 District Zone 9-1, located between City Hall Station and Seosomun History Park, was designated as a redevelopment district in 1979 due to the concentration of old and deteriorated buildings. The Mapo-ro 5 District consists of a total of 15 project implementation zones, and among the six zones in Jung-gu, Zone 9-1 is the only one that has not yet undergone redevelopment.


According to this decision, the area will be transformed into a mixed-use building with 7 basement floors and 20 above-ground floors. The 2nd and 3rd floors above ground will house a social welfare facility, the 50 Plus Center, while floors 3 through 20 will provide 68 residential units and 68 residential officetel units.


Seoul also approved with modifications the "Seosomun District Zone 10 Urban Maintenance-type Redevelopment District and Maintenance Plan Amendment" for the area around 58-7 Seosomun-dong, Jung-gu.


This district includes old buildings such as the Donghwa Building and a parking tower, both completed in 1970. Last year, through comprehensive redevelopment of the entire Seosomun District, it was reclassified from a preservation zone to a project implementation zone. Subsequently, based on residents' proposals from landowners, a plan was established to build office and retail facilities in this area.


According to the plan, a building with a floor area ratio of up to 966%, a building coverage ratio of 60% or less, and a height of up to 90 meters will be constructed, consisting of 19 floors above ground for office and retail facilities. Retail facilities are planned from basement level 2 to the 2nd floor above ground to ensure pedestrian accessibility, while office facilities will be located on the 17 floors above that. Additionally, a public contribution plan was established to secure road and park land near City Hall Station and to upgrade approximately 130 meters of sewer pipes along Seosomun-ro.


A Seoul city official stated, "With this maintenance plan amendment, redevelopment of Seosomun District Zone 10, which had been inefficiently used despite being a key gateway on the west side of the historic city center, will become possible. This is expected to contribute to revitalizing the deteriorated downtown area and enhancing urban competitiveness."
