Yangju Station Area Urban Development Project... 'Promotion of Neighborhood Living and Commercial Land Supply' Perspective View of Yangju Station Area Urban Development Project [Yangju City]

[Asia Economy Reporter La Young-chul] Yangju City in Gyeonggi Province announced on the 25th that it is promoting the land supply for the Yangju Station Area Urban Development Project, a public-private joint urban development project being created in the area of 52 Nambang-dong.


The land to be supplied includes 2,935㎡ (5 lots) of neighborhood living facility land, 11,707㎡ (3 lots) of commercial facility land, and 7,422㎡ (2 lots) of office facility land within the Yangju Station Area Urban Development Zone.


The bidding for neighborhood living, commercial, and office land will begin with a public announcement on December 10 and proceed through an electronic bidding method (highest price competitive bidding) operated by the Korea Asset Management Corporation from December 20 to 23.


Meanwhile, the Yangju Station Area Urban Development Project is being promoted under the Special Act on Support for Areas Surrounding U.S. Military Base Zones in Korea, with a total project cost of 390.5 billion KRW, aiming to develop the area centered around Yangju Station on Seoul Metropolitan Subway Line 1.


As a public-private joint development, the project aims to build a future-oriented convergence and complex city with self-sufficient functions such as residential, office, support, and commercial facilities on a site of 643,762㎡ around Yangju Station and Yangju City Hall.


A transfer center equipped with a two-story aboveground transfer connection facility, a waiting hall, parking facilities, and more is also planned to be constructed at Yangju Station.


The project entity is the Yangju Station Area Development PFV, in which Yangju City participates, and in March, a tripartite win-win cooperation agreement was signed with Daewoo Construction Co., Ltd.


In addition, the GTX-C line, which starts from Deokjeong in Yangju and connects to Seoul Cheongnyangni, Samseong Station, Gwacheon, Uiwang, and Suwon, is planned to be completed by 2026.


The extension project of Seoul Subway Line 7, connecting Dobongsan to Okjeong New Town, is scheduled to begin design work in the first half of next year.


Yangju Mayor Lee Seong-ho said, "As the Yangju Station Area Urban Development Project gets on track, we have begun the sale of major land parcels," adding, "This land sale is an opportunity to secure the best future value in the northern metropolitan area, where residents can enjoy housing, lifestyle, transportation, and office functions."
