Gwangyoung Group announced that it will sell small live offices called ‘The K DMC’ in Hyangdong, Goyang City, adjacent to Sangam DMC.
‘The K DMC’ will be a building with 4 basement floors and 15 above-ground floors. The basement 1st floor to the 5th floor will be commercial facilities, the 6th floor will be educational and research facilities, and the 7th to 15th floors will be configured as live offices.
The live offices provided by ‘The K DMC’ have introduced innovative designs to maximize space utilization. Instead of conventional hinged doors, sliding doors are adopted to eliminate dead space that inevitably occurs when using hinged doors. Additionally, low-utilization areas such as bathrooms, entrances, and kitchens, which are mainly residential spaces installed in officetels, have been removed to maximize the usable space. With this innovative design, the exclusive area ratio was maximized, recording differentiated figures of 51.04% for offices and 58.3% for commercial spaces.
Hyangdong District is expected to accommodate about 8,900 households on a large site exceeding 1.2 million m2. In addition to Hyangdong District’s own jar-shaped commercial area, there is continuous active regional development including the 3rd new town Changneung, which will supply 38,000 households, Sangam DMC, Seoul’s hinterland demand, land price increases, the opening of GTX-A and Goyang Line, the establishment of Hyangdong Station, and the development of Susaek Station area, which is expected to have a production effect of 2.7 trillion KRW.
Development of a wide-area transportation network such as GTX-A, Seobu Line, and Goyang Line is also ongoing in Hyangdong District. GTX-A, currently under construction and scheduled to open by the end of 2023, plans to form a metropolitan transportation network crossing the metropolitan area from Paju, Gyeonggi Province to Samsung Station in Seoul, and further to Dongtan in Hwaseong. According to the Korea Development Institute’s GTX preliminary feasibility report (2014) and the KDI Public Investment Management Center’s GTX Paju extension preliminary feasibility study report (2017), the travel time to Dongtan is expected to be about 30 minutes, and it is anticipated that travel from the northernmost to the southernmost part of Gyeonggi Province will also be possible within 30 minutes.
DMC-H Apartment, with 403 households, and H Apartment, with 970 households, are located close to ‘The K DMC’, and Hyangdongcheon Stream and Hyangdong’s main road Hyanggi-ro are adjacent, making it easy to attract foot traffic.
‘The K DMC’ is currently operating a promotional center.
