The office market in Hyangdong District is gaining attention. Located in Deogyang-gu, Goyang-si, adjacent to Seoul, Hyangdong District not only shares Seoul's living infrastructure but also offers excellent accessibility to nearby business districts, which is expected to attract companies and workers.
Hyangdong District is situated right next to Eunpyeong-gu in Seoul. Eunpyeong-gu is home to approximately 210,000 households with a population of about 470,000, making it the sixth most populous district among Seoul's 25 districts. Notably, the economically active population aged 20 to 50 is also the sixth largest in Seoul, numbering 284,270.
To the south, Seoul's Mapo-gu and Yeongdeungpo-gu are nearby. Mapo-gu hosts the Digital Media City (DMC) in Sangam, a digital media cluster covering approximately 569,925㎡. Yeongdeungpo-gu contains Yeouido, a major business district and financial hub of Seoul. According to the 2019 National Business Survey by Statistics Korea, there are 8,053 businesses located in Yeouido-dong, Yeongdeungpo-gu, indicating a rich demand for companies and workers.
With such convenient access to Seoul, an influx of workers and companies is expected in Hyangdong District, where a newly launched section office is available.
The section office ‘DMC Star Palace,’ located in Hyangdong-dong, Deogyang-gu, Goyang-si, Gyeonggi Province, will be supplied with 361 office units and 17 neighborhood living facilities across 4 basement floors to 15 above-ground floors.
‘DMC Star Palace’ is situated at the very center of Hyangdong District, adjacent to Seoul. It offers easy access to major Seoul areas via Gangbyeonbuk-ro, Jayu-ro, and the 2nd Jayu-ro. Upon completion of the Unillo bypass road, accessibility to northern residential areas such as Jichuk District and Eunpyeong New Town will also improve.
‘DMC Star Palace’ is a prime office location near the upcoming Hyangdong District Station on the Goyang Line (scheduled for 2029). In addition to Hyangdong District Station, it will be close to the Western Line light rail (2028), Hyangdong Station on the Gyeongui-Jungang Line (2025), and GTX-A Changneung Station (2024). Especially, the Western Line light rail will provide access to Seoul Subway Line 6 (Saejeol Station), Line 2 (Sinchon Station), and Lines 1 and 9 (Noryangjin Station), which is expected to shorten commuting times.
Demand for offices is expected to increase further due to various nearby development projects. The 3rd New Town public housing district, Changneung New Town, located adjacent to Hyangdong District in Deogyang-gu, Goyang-si, Gyeonggi Province, will cover an area of 8,126,948㎡. This is the second largest among the 3rd New Towns after Wangsu in Namyangju, and upon completion, a total of 38,000 households will be supplied in Changneung New Town. The planned population is as high as 92,000.
Additionally, the Susaek Station area urban development project near Hyangdong District is underway. The Susaek Station area development, a long-awaited project for residents in the northwest region, targets approximately 320,000㎡ from Susaekgyo to DMC Station, with 220,000㎡ excluding the railway to be developed.
