[Asia Economy Reporter Kim Hyemin] The reconstruction of Gaepo Woosung 7th Apartment in Irwon-dong, Gangnam-gu, Seoul, which was completed 34 years ago, has been confirmed. Through reconstruction, this complex is set to be reborn as a building with up to 35 floors and 1,234 households.
On the 27th, Seoul City held the 14th Urban Planning Committee meeting and announced on the 28th that the designation plan for the Gaepo Woosung 7th maintenance district within the Gaepo housing development district was approved with modifications.
Gaepo Woosung 7th is adjacent to Daechung Station on Seoul Subway Line 3 and consists of 17 buildings with a total of 802 households across 14 floors.
Through reconstruction, the complex will be subject to a building coverage ratio of 50%, a floor area ratio of up to 299.99%, and a maximum height of 120 meters. As a result, it will be transformed into 9 buildings with up to 35 floors and a total of 1,234 households (including 165 public rental units). Along with the donation of public rental housing, plans to expand public infrastructure such as parks, green spaces, and roads have also been established.
Initially, integrated reconstruction with the adjacent Hyundai 4th Apartment was considered for Gaepo Woosung 7th, but since August last year, individual development was considered, and in February this year, individual development was confirmed through a joint meeting. Nearby apartments such as DH Xi Gaepo and DH Forecent have mostly completed or are undergoing reconstruction.
Kim Seongbo, Director of the Housing Policy Office, said, "This shows the will to quickly proceed with reconstruction projects that have been stagnant until now," adding, "The number of households will increase by more than 1.54 times compared to the existing households, which is expected to greatly expand housing supply as well as the supply of rental housing such as long-term leases."
Meanwhile, at the same meeting, the plan to change the urban management plan for Jamsil Sports Complex and establish a detailed facility creation plan was also approved with modifications. The plan mainly involves increasing the area of sports facilities and stadiums and changing the zoning from natural green area to Type 1 general residential area.
