Seoul City Holds Urban Redevelopment Committee Meeting to Revise Hapjeong Redevelopment Promotion Plan
[Asia Economy Reporter Kim Hyemin] Autonomous development will become possible in the area around Mangwon Station on Subway Line 6, including station area revitalization projects. Height restrictions have been eased near Hapjeong Station on Subway Line 2.
On the 25th, Seoul City held the 10th Urban Redevelopment Committee meeting and announced on the 26th that it had approved a revised plan for the redevelopment promotion plan around Hapjeong Station in Mapo-gu. The revised redevelopment promotion plan focuses on reorganizing the district unit plan to induce autonomous development and activate development.
First, the area around Mangwon Station located on both sides of World Cup-ro was excluded from the promotion district to activate private autonomous development, considering the relatively favorable infrastructure conditions. Autonomous development such as station area revitalization projects and station area youth housing has become possible in this area.
Among the special planning zones 1 to 9 located at Hapjeong Station, zones 8 and 9 have been released from integrated development to allow autonomous joint development. Zones 5, 6, and 7 have a maximum height of 120m, but this can be relaxed up to 1.2 times the maximum height if contributions such as public facilities are made. The general commercial area preservation management zone also has a maximum height of 60 to 80m, which can be relaxed under the same conditions.
Additionally, uses related to the design industry and publishing industry were included in the recommended uses of the district unit plan, and considering the location conditions adjacent to residential areas, convenience facilities such as clinics and child-related facilities were also added.
Kim Seongbo, Director of Housing Policy at Seoul City, said, "By actively reflecting changes in conditions around Hapjeong Station in the district unit plan and enhancing the effectiveness of project promotion, we expect it to establish its status as a district center."
