[Asia Economy Reporter Onyu Lim] Seoul Housing and Communities Corporation (SH Corporation) announced on the 27th that it will supply 181 units of Seoul REITs Happy Housing in Yongsan-gu and other areas.
Happy Housing is rental housing supplied to young people, newlyweds, university students, and the elderly at 60-80% of the surrounding market price. University students and young people can live for 6 years, newlyweds with children for 10 years, and the elderly for up to 20 years.
This time, the largest allocation of 87 units is assigned to young people, with 60 units supplied to the newlywed group. Additionally, 33 units are supplied to the elderly group, and 1 unit to university students.
The Happy Housing supply volume consists of 54 units in 3 newly supplied complexes (Bomun Richville Haut, Hoban Summit Mokdong, Hyochang Parkview Desiang) and 127 units in 18 re-supplied complexes. By supply area, Yongsan-gu, including the Yongsan Central Park Harrington Square complex, has the largest number with 36 units, followed by Eunpyeong-gu with 33 units, Mapo-gu with 29 units, Seongbuk-gu with 28 units, and Yangcheon-gu with 17 units.
The supply price of Seoul REITs Happy Housing is set at 60-80% of the market price in nearby areas for both rental deposits and rent, with different amounts applied depending on the target recipient even for the same area. The rental deposit ranges from 43 million to 206 million KRW, and the monthly rent is set between 142,000 and 722,000 KRW.
Applications for subscription can be submitted through the SH Corporation website on the 7th, 9th, and 12th of next month. However, for information-vulnerable groups who have difficulty applying online or via mobile, in-person applications will be accepted on the 12th only at the SH Corporation 2nd floor auditorium.
