Winner Selected by Lottery, Nationwide Subscription Possible
Attracting Attention as a Prime Investment Spot Amid Strengthened Housing Market Regulations
As apartment subscription scores soar, attention is turning to 'niche products' that can be purchased regardless of scores. These do not require a subscription savings account and winners are selected by lottery. Notably, they are available nationwide, attracting investment demand as well.
According to real estate market analysis firm Real Estate Info on the 21st, officetels, residential lodging facilities, and private rental housing that can be subscribed to without a subscription savings account are set to be supplied in various locations such as Daejeon, Incheon, and Goyang. Many are constructed by major construction companies, adding brand power.
Without a subscription savings account, winners are selected 100% by lottery. There is no need to consider scores based on factors unfavorable to people in their 30s, such as the period of being homeless or number of dependents. Also notable is that subscriptions are possible regardless of residence. For example, a person with an address in Seoul can apply for a subscription in a Daejeon supply complex. Re-subscription restrictions do not apply, and both heads of households and household members can apply.
Especially as real estate regulations have tightened, these products are enjoying significant benefits. Currently, most apartments in regulated areas including the metropolitan area require a subscription savings account with a minimum of 2 years of enrollment, and unless located in a land development district, 100% of supply is often prioritized for residents of the supply area. Moreover, recent winners are disqualified.
The actual sales results are also hot. The residential officetel 'The Sharp Ilsan Eloy' in Goyang, Gyeonggi, released in August, completed 100% contracts for 1,976 units in just one day, heating up the market. There were 31,238 subscription applications, with the highest competition ratio reaching 27 to 1. In July, 'Godeok New Town Ubora The Crest' in Pyeongtaek also attracted attention. With 560 units and 20,036 applications, it recorded an average competition ratio of 35 to 1 and also succeeded in selling out in a short period.
Interest is also high in the private rental apartment market. In August, 'Dongil Suite River Sky 2 Complex' in Daejeon closed subscriptions for all types with an average competition ratio of 124 to 1. In the same month, 'Yangwon Station Kumho Eoullim Forest' in Seoul was also fierce with a ratio of 47 to 1. Additionally, the residential lodging facilities 'Lotte Castle Le West (average 657 to 1)' in Gangseo-gu, Seoul, and 'Hillstate Cheongju Central (average 862 to 1)' in Cheongju, Chungbuk, showed average triple-digit competition ratios.
Inquiries are already pouring in for 'unregulated' complexes that avoid restrictions on subscription, region, and re-subscription.
The most focused location is 'The Sharp Doan Twinence' introduced by POSCO Construction. Located at the very center of Doan New Town in Daejeon, it plans to supply a total of 308 units of 84㎡, which are highly preferred by actual demand. It is adjacent not only to Doan-daero but also to Dongseo-daero, and is close to Yuseong IC, Hyeonchungwon IC (planned), Daejeon Southern Ring Expressway, and Honam Expressway, making access to downtown and outskirts convenient. Also, it has excellent transportation conditions as it is a super-station area right in front of the Daejeon Urban Railway Line 2 tram (scheduled to open in 2027).
Daewoo Construction is releasing 'Yeonhui Park Prugio La-Clair' with a total of 985 units ranging from 53 to 82㎡ in Seo-gu, Incheon. The Gyeongseo 3 District where the complex is located is adjacent to Cheongna International City, a business and international business hub. In Goyang, Gyeonggi, Lotte Construction is introducing 'Goyang Hwajeong Lumini' with a total of 242 units ranging from 77 to 84㎡. This is the first complex applying Lotte Construction's new urban residential brand 'Lumini.'
Sales of residential lodging facilities are also notable. Daewoo Construction is supplying 'Sewoon Prugio Gravity' in the Sewoon District, Jung-gu, Seoul. It consists of 756 units ranging from 21 to 50㎡. It is close to business districts such as City Hall, Jonggak, and Gwanghwamun.
Private rental housing supply is also active. In Dongducheon, Gyeonggi, 'Dongducheon Joongheung S-Class Hera City' is scheduled for supply in September. Constructed by Joongheung Construction, it consists of 466 households with 75 and 84㎡ units. Nearby are Songnae Elementary, Songnae Central Middle, and Dongducheon Central High schools, providing good educational conditions. In Jeonju, Jeonbuk, 'Eco City Desiang 15 Block' is introduced as a public-supported private rental housing. It consists of 748 households ranging from 64 to 140㎡ and offers double views of Central Park Sebyeongho and Baekseok Reservoir.
Golf lot supply also draws attention. Songdo International City Development Co., Ltd. is introducing the golf villa lot 'Honors (HONORS) 117' within Jack Nicklaus GC in Songdo, Incheon. The exclusive area per lot ranges from 459 to 689.8㎡. Of the approximately 175,000㎡ land, about 97,000㎡ is designated for villas. All lots have views of the fairway.
Research team leader Kwon Il of Real Estate Info said, "As a result of the first pre-subscription for the 3rd phase new towns conducted in July, one must have deposited 100,000 won monthly for over 16 years in a subscription savings account to have a chance of winning. The threshold for both private and public supply has risen significantly, and owning a house makes winning virtually impossible," adding, "It seems that not only actual demanders with low subscription scores but also investors including homeowners are flocking massively to places that avoid all restrictions related to subscription, region, and re-subscription."
