All Complexes with Over 2,000 Households Completed First-Choice Subscription
Popularity Driven by Green Spaces and Differentiated Communities Based on Scale
[Asia Economy Reporter Kangwook Cho] Large apartment complexes with more than 1,000 households continue to achieve full subscription in the first priority application round. Interest in large apartment complexes is increasing in the housing market.
According to the Korea Real Estate Board's Subscription Home on the 20th, a survey of about 10 large complexes with more than 1,000 households that held first priority subscriptions from June to August this year showed that all but one complex succeeded in closing the first priority subscription. In particular, all super-large complexes with more than 2,000 households succeeded in closing the first priority subscription.
The popularity of large apartment complexes in the housing market is analyzed to be due to their residential comfort and excellent community and convenience facilities.
Large apartment complexes with more than 1,000 households are required by the “Act on Urban Parks and Green Areas” to designate at least 5% of the development site or 3㎡ per household as parks or green spaces, allowing residents to enjoy landscaping facilities and green environments, which have recently become essential elements of residential life, on a larger scale.
Additionally, because large apartment complexes have significantly more households, management fees are lower compared to small complexes. Based on this, differentiated community and convenience facilities that cannot be compared to small complexes can be established within the complex. Moreover, large apartment complexes boast overwhelming scale and appearance compared to small complexes.
Large apartment complexes often become landmarks representing their regions and have abundant latent demand, driving local market prices. Industry evaluations cite examples such as MaraePu (Mapo Raemian Prugio), Dogok Rexle, and Banpo Xi.
Meanwhile, a large apartment complex with more than 2,000 households is scheduled to be supplied next month.
The Gyeryong Construction Consortium (Gyeryong Construction, Daewoo Construction, Kumho Construction, Taeyoung Construction) will supply ‘Leaders City’ through the Cheondong 3 District Residential Environment Improvement Project in Dong-gu, Daejeon, in October.
Leaders City is a mini-new town-scale large complex with a total of 3,463 households in 26 buildings on 4BL and 5BL of Cheondong 3 District in Daejeon. This supply will first offer 1,328 households in 10 buildings on 4BL (including priority supply for local residents).
The complex is located near Sinheung Station on Daejeon Metro Line 1, providing excellent accessibility to downtown Daejeon, and is surrounded by abundant green spaces such as Saemgol Neighborhood Park and Ppyokjoksan Mountain.
An industry official said, “Large complexes with more than 1,000 households continue to be popular due to their high residential comfort and diverse community and convenience facilities rarely seen in most complexes. Especially, those with more than 2,000 households continue their streak of full subscription in the first priority round.”
