"Height is Status"... Soaring Popularity of Ultra-High-Rise Residential Spaces Continues A super high-rise residential-commercial complex apartment built near Haeundae Beach in Busan


Apartments are advancing beyond high-rise buildings into the era of super high-rise structures. Domestically, buildings with 50 floors or more, or a height of 200 meters or above, are considered super high-rise. In the past, super high-rise buildings were mainly constructed as office towers, but since 2000, they have been built as residential buildings.


Representative examples include 'Hyundai Hyperion' in Mokdong, Seoul (maximum 69 floors, 256m) in 2003, 'Tower Palace Phase 3' in Dogok-dong, Seoul (maximum 69 floors), 'Haeundae Doosan We've the Zenith (Building 101, 80 floors)', 'Haeundae I'Park (72 floors)', and 'LCT (Building A and B, 85 floors)' in Busan.


The background for super high-rise buildings establishing themselves as residential spaces includes the economic use of limited land, views, and rarity.


Advancements in construction technology have also addressed the drawbacks of mixed-use residential complexes. Unlike the Tower Palace era of the early 2000s, newly built mixed-use residential complexes are arranged mainly with slab-type layouts and small to medium-sized units like regular apartments, and innovative designs are improving insulation and cold protection. The 'exclusive area ratio' (the ratio of exclusive area to sale area), which indicates the actual usable area of the housing, is also evaluated to have improved.


Additionally, super high-rise mixed-use residential complexes are mainly built in commercial areas, offering excellent locations. They have well-established transportation networks and well-developed living infrastructure. In particular, commercial facilities in the form of malls are located underground in these complexes, making them both transit-oriented and 'mall-oriented' areas. The dazzling exterior and exceptional views are also attractive features of super high-rise mixed-use residential complexes.

In the second half of this year, various super high-rise mixed-use residential complexes are scheduled for sale.


The consortium of HDC Hyundai Development Company, Hyundai Engineering & Construction, and POSCO Engineering & Construction is offering 'City OCEEL Phase 4' this month, the last super high-rise mixed-use residential complex within the 'City OCEEL' urban development project in Yonghyeon-Hakik District, Incheon. It consists of 5 buildings ranging from 3 basement floors to a maximum of 47 floors above ground, with 428 apartments sized 74 to 101㎡ and 336 officetels sized 75 and 84㎡.


Daewoo Shipbuilding & Marine Engineering Construction is introducing 'Dongducheon Jungang Station Elcrew The First' located at 592-2 Saengyeon-dong, Dongducheon-si, Gyeonggi-do, and two other parcels. The complex will be the tallest in Dongducheon-si, with 3 basement floors and 26 floors above ground, consisting of 2 buildings, 168 apartments sized 72㎡, and 54 officetels sized 23 to 42㎡, totaling 222 units of mixed-use residential apartments.


Hyundai Engineering & Construction plans to launch sales in October for the residential complex 'Hillstate The Unjeong' in Wadong-dong, Unjeong New Town, Paju-si, Gyeonggi-do. It will be built with 13 buildings ranging from 5 basement floors to 49 floors above ground, totaling 3,413 units (744 apartments and 2,669 residential officetels), becoming the tallest building that will change the skyline of Unjeong New Town.


GS Engineering & Construction is currently selling the super high-rise mixed-use residential complex 'Daegu Station Xi The Star' located in Chilseong-dong 2-ga, Buk-gu, Daegu. Shinsegae Construction has officially started sales for 'Belive Urban City' in Anheung-dong 270, Icheon-si, Gyeonggi-do. This super high-rise mixed-use residential complex will be developed on two blocks ranging from 8 basement floors to a maximum of 49 floors above ground, consisting of a total of 528 units sized 84 to 117㎡ and commercial facilities.
