Direction of Projects in Station Areas, Semi-Industrial Zones, and Low-Rise Residential Areas, Discussion on Public Roles Including LH

[Asia Economy Reporter Kangwook Cho] LH announced that it will hold an online seminar on "Diagnosis and Activation Plans for Urban Public Housing Complex Projects" jointly with the Korea Land and Urban Planning Society at 2 p.m. on the 3rd.
This seminar is an opportunity to discuss the current status and development plans of the urban public housing complex project, a leading project of the 2.4 Plan, and the role of public entities such as LH, together with academia, government, and real estate experts. Anyone interested in the urban public housing complex project can watch it through the YouTube channel "Dosi TV," and it is expected to last about two hours.
Professor Mi-hwa Lim of Jeonju University will moderate the seminar, which will begin with presentations on △ Diagnosis and public roles in low-rise residential area urban public housing complex projects △ Current status and development plans of urban public housing complex projects (focusing on station areas and semi-industrial zones), followed by expert discussions on project activation.
Professor Woong-gyu Bae of Chung-Ang University said about the low-rise residential area projects, "Maintenance projects have been slow due to economic downturns and resident conflicts, leading to a focus on preservation-type regeneration projects, but with the introduction of the 3080+ urban public housing complex project, various regulatory relaxations are expected to promote the maintenance of aging areas and housing supply." He added, "With public participation from entities like LH, it is possible to preserve the characteristics of existing urban areas while installing infrastructure such as living SOC, creating public hubs within the city, and establishing a public pilot model to realize the positive functions of win-win urban regeneration."
Dr. Ok-yeon Kim of LH Land and Housing Research Institute commented on the station area and semi-industrial zone projects, saying, "The real economy situation is changing due to recent announcements of interest rate hikes by the Bank of Korea," and "The urban public housing complex project, which supplies high-quality housing in excellent urban locations, is expected to proceed smoothly." She emphasized, "Since the success of the project depends on early supply and policy trust, it is necessary to strengthen incentives to encourage resident participation, improve the promotion system, and secure active cooperation from local governments."
The discussion will be chaired by Professor Hwan-yong Park of Gachon University, with participants including Professor In-gil Baek of Daejin University, Director Jung-eun Park of the Urban Regeneration Research Center at the Korea Research Institute for Human Settlements, Professor Jae-woo Lee of Mokwon University, Policy Vice Chairman Myung-beom Lee of the Korea Real Estate Development Association, and In-jae Jeon, Director of Urban Housing Division at the Ministry of Land, Infrastructure and Transport.
Since March 31, a total of 56 candidate sites for the urban public housing complex project, comprising 75,000 households, have been announced over six rounds. Among them, 13 sites with 19,000 households have secured more than two-thirds resident consent, meeting the district designation requirements, and are expected to be the fastest designated districts under the 2.4 Plan. Pre-subscription for leading project sites with over two-thirds resident consent is expected to begin as early as the second half of next year, with a total supply scale of 14,000 households.
Kim Baek-yong, Head of LH Urban Regeneration Headquarters, said, "Based on LH’s abundant development experience and expertise, we will actively explore the corporation’s role in revitalizing urban public housing complex projects and continue efforts to expand housing supply within the city and stabilize the real estate market."
