With the recent remarkable growth in the marine leisure sports industry, 'surfing' is gaining attention this summer. Marine leisure sports such as surfing, which had experienced stagnation due to a lack of related facilities domestically, are expected to rapidly expand in scale thanks to the emergence of specialized complexes.


It all began last October with the opening of 'Wave Park' located in 'Siwha Multi Techno Valley (MTV)'. This facility is seven times the size of a soccer field, measuring 220m in length and 240m in width, and offers the world's largest and Asia's first artificial surfing zone with waves reaching up to 2.4m in height every 8 seconds. Covering a total area of 166,000㎡, it provides the world's largest surfing and various water activity facilities. Recently, to welcome the summer, it has actively attracted users by offering discount events for those vaccinated against COVID-19.


Siwha MTV, where Wave Park is located, is an industrial complex specialized in marine leisure sports and related industries. In addition to Wave Park, facilities such as the 'Marine Ecology Science Center' for marine education and ecological conservation, and the 'Marine Leisure Complex' aimed at expanding the base through marine leisure experience and education, are planned to be established.


With the complex expected to attract up to 3.5 million visitors annually, investor interest is also focusing on nearby sale complexes. A representative example is the commercial facility 'Siwha MTV Bonitaga'.


'Siwha MTV Bonitaga' is a mixed-use street shopping mall spanning from basement level 1 to the 3rd floor, located right in front of Wave Park at the prime location of Siwha MTV Street Mall 2 in Siheung City. It will feature various marine leisure facilities such as a deep diving pool, infinity pool, and aqua spa that create synergy with Wave Park. Combined with various attractions and a design inspired by the San Sebasti?n style of Spain, it will be developed as a themed street mall where visitors can experience the atmosphere of the European coast.


The project site is adjacent to the Siwhanarae Dullegil trail along Siwha Lake, and infrastructure construction such as the Metropolitan Area 2nd Ring Expressway is underway. Once this section opens, accessibility will be greatly improved, allowing travel from Siwha MTV to Seoul within an hour.


Additionally, the nearby Pyeongtaek-Siheung Expressway Namansan IC connects to the Yeongdong Expressway, Seohaean Expressway, and Metropolitan Area 1st Ring Expressway. Oido Station, served by Seoul Subway Line 4 and the Suin-Bundang Line, is close by, and with the future opening of the Oido Connection Line Tram (planned) and the Sinansan Line double-track railway (planned), transportation conditions are expected to improve further.


Notably, Siwha MTV boasts a substantial residential demand base of about 100,000 people, along with an estimated 400,000 workers in surrounding industrial complexes. It is accessible within 30 minutes to an hour by car from adjacent southwestern Gyeonggi areas including Ansan Gojan New Town, Songsan Green City, and Incheon Songdo International City, raising expectations for large-scale metropolitan demand including tourists to Daebu Island.


Meanwhile, the model house for 'Siwha MTV Bonitaga' is currently operating in Ansan City, Gyeonggi Province. Sales promotion centers are also operating in Seocho-gu, Seoul; Yeonsu-gu, Incheon; and Siheung City, Gyeonggi Province.
