DL E&C, which has taken on the contract for the Bukgajwa 6 District housing reconstruction project, has confirmed the application of the 'Acro' brand, drawing renewed attention to the high-end floor plans and smart residential systems specified in the project proposal.


'Acro Drev 372' is set to realize true high-end residential value, aiming to deliver top-tier housing quality even within Seoul. According to DL E&C, 'Acro Drev 372,' which will be reborn as a luxury residential complex with a total of 1,970 households, is designed so that every unit features a slab-type layout with 4Bay or more. In particular, for units with a net area of 99㎡, rare and highly valuable floor plans such as 5Bay and 6Bay, which are still uncommon in Korea, are planned to be applied, attracting significant attention. This is also the key point that differentiates 'Acro Drev 372' from nearby reconstruction complexes mainly composed of 3Bay layouts.


While 'orientation' and 'royal floors' used to be the key factors determining apartment prices, recently the keyword 'Bay' has taken a new place. Consumers increasingly prefer units with 4Bay or more, which offer higher efficiency in terms of lighting, ventilation, and airflow at the same price. Above all, 4Bay or more floor plans provide wider service areas when balconies are extended, which is advantageous in terms of asset value. The 6Bay residential type with a net area of 99㎡ in 'Acro Drev 372' offers a service area of 5 pyeong, expected to enhance asset value accordingly.


The terrace design, an indispensable feature in the high-end residential trend that values 'rest' and 'healing,' is also a distinctive point unique to 'Acro Drev 372.' A total of 93 units, including 7 penthouses and terrace houses with private gardens, have been designed. The project showcases fundamentally differentiated and unique residential designs, from flat-type terrace houses that actively utilize site elevation differences to detached house-type triple terrace houses consisting of three floors per unit.


Along with the specialized floor plans, the smart residential system that further enhances the residential value of 'Acro Drev 372' is also noteworthy.


Core design elements befitting a high-end residential complex can be found starting from the parking spaces. A hotel-style drop-off zone, typically seen only in some upscale residences in the Gangnam area, is designed in 23 locations throughout the main buildings, providing not only residents' safety but also enhancing the safety of children commuting to and from school and strengthening security within the complex. For example, when residents' family members or children get off at the drop-off zone, they can move safely and conveniently to the main hall where elevators are accessible directly through the lobby without needing to use separate routes.


Providing two parking spaces per household, parking spaces designed for convenience during parking and boarding/alighting include ▲expanded type (2.6m wide, 5.2m long) and ▲extra-wide type (3.1m wide, 5.5m long). Additionally, anticipating the increasing demand for electric vehicles, an overwhelmingly large number of electric vehicle charging stations exceeding legal standards are arranged, reflecting consideration for future value.

Furthermore, linked with smart systems, the 'AI Parking Guidance System' helps convenient parking by guiding available parking spaces; the 'Smart Parking Control System' automatically activates lighting, heating, and air conditioning in units upon entry and exit; and the 'LED Lighting Dimming Control System' maintains low brightness normally but brightens when vehicle movement is detected by sensors. These features reveal DL E&C's unique high-end residential philosophy starting from the parking spaces.


In addition, DL E&C proposed cost-saving measures for management fees based on industry-leading top-level technology for 'Acro Drev 372.' These include ▲utilization of renewable energy such as solar power and fuel cells, ▲seamless insulation installation, ▲automatic standby power cut-off system, ▲room-by-room heating control system, and ▲100% application of high-efficiency LED lighting throughout the complex to thoroughly prevent management fee leakage. Moreover, an energy monitoring system will be provided to prevent unnecessary waste. The plan also includes applying numerous unmanned operation systems such as community unmanned management and unmanned parcel services to contribute to an efficient management fee operation system.


Thus, 'Acro Drev 372' will achieve a building energy efficiency rating of level 1+ and reduce annual primary energy consumption by at least 20%, allowing residents to enjoy management fee savings. With a minimum 20% reduction per year, the cumulative management fee savings over 10 years are expected to be substantial.


A DL E&C official stated, "We have devoted great effort to realizing 'Acro Drev 372' as the absolute top-tier residential complex based on specialized floor plans that maximize asset value and smart systems grounded in high-end technology." He added, "We plan to once again prove the true essence of high-end residential value through the Bukgajwa 6 District reconstruction project, and we ask for the enthusiastic interest and support of all union members."
