LH to Supply a Total of 5,252 Sale and Rental Houses Nationwide in August

[Asia Economy Reporter Kangwook Cho] Korea Land and Housing Corporation (LH) announced on the 2nd that it will issue tenant recruitment announcements for a total of 8 complexes and 5,252 households nationwide in August.


The housing supplied this month includes △1,194 public sale units △3,721 national rental units △337 permanent rental units, supplied in Gyeonggi-do, Gangwon-do, Jeollanam-do, and Jeollabuk-do.


The application target for ‘public sale housing’ for non-homeowners who need housing is adult members of non-homeowner households residing in the metropolitan area, who must be subscribers to tenant savings (comprehensive housing subscription savings, subscription savings). The eligibility requirements such as subscription period and number of payments vary depending on the supply type.


‘Paju Unjeong 3 A-17 Block’ is a public sale housing complex located in Dayul-dong, Paju-si, Gyeonggi-do, with tenant recruitment announcement scheduled for the 25th. Paju Unjeong 3 District is expected to have good demand for occupancy as the GTX-A line (scheduled for 2024) and other metropolitan transportation networks will be expanded. In particular, A-17 Block is a school district complex with elementary, middle, and high schools planned within a 10-minute walk.


The supplied housing consists of △59㎡ type 498 units and △84㎡ type 162 units, totaling 660 units, all with a 4-bay structure. Among them, 85% are special supply for △multi-child families, △newlyweds, and △first-time homebuyers, and 15% are general supply. If special supply applications for each housing type are insufficient, the remaining units will be converted to general supply. The recruitment schedule includes △subscription application (early September) △winner announcement (late September) △contract signing (November), with move-in scheduled for October 2023. Application dates vary by supply type, and contract signing is divided into electronic and on-site contracts.

‘Siheung Janghyeon A-3 Block’ is a public sale housing complex located in Janggok-dong, Siheung-si, Gyeonggi-do, supplying a total of 534 units (△59㎡ type 281 units, △74㎡ type 180 units, △84㎡ type 73 units). Near the supplied housing are Siheung City Hall Station (1.5 km), Siheung Neunggok Station (1.8 km), the planned Janggok Station, as well as the 3rd Gyeongin Expressway, Yeongdong Expressway, and Metropolitan Area 1st Ring Expressway, providing excellent transportation conditions. It is also close to Gunja-bong Dulle-gil trail, Siheung Police Station (0.2 km), and Siheung City Hall (1.2 km), offering good living conditions. The recruitment schedule includes △announcement (end of August), △application and reception (September), △winner announcement (October), with move-in scheduled for February 2024.


‘National rental housing’ is supplied to non-homeowner household members who meet income and asset requirements, allowing residence for up to 30 years under rental conditions 60-80% cheaper than market prices. Applicants must be non-homeowner household members as of the announcement date, with monthly average income per household member at or below 70% (4.36 million KRW for households of three or fewer), total asset value of 292 million KRW, and vehicle value of 34.96 million KRW. Priority supply is available for △seniors aged 65 or older, △persons with disabilities, △newlyweds, and △eligible single-parent families.


‘Osan Segyo 2 A-15 Block’ is a national rental housing complex located in Tap-dong, Osan-si, Gyeonggi-do, the first complex supplied in Osan Segyo 2 District. The supplied housing includes △26㎡ type 206 units, △29㎡ type 31 units, △37㎡ type 231 units, and △46㎡ type 226 units, totaling 694 units.


Nearby are Osan IC on the Gyeongbu Expressway (3.4 km), National Route 1 (2.4 km), and Osan Transfer Center (2.1 km), providing excellent metropolitan transportation access. Osancheon Stream (1 km), Osan Malgeumteo Park (1.5 km), and Mulhyanggi Arboretum (3.3 km) are also nearby, offering good living conditions. This month, 1,358 national rental units (△29㎡ type 408 units, △37㎡ type 380 units, △46㎡ type 570 units) will be supplied. The complex is located between Paju Unjeong District and Paju Gyoha District, with the GTX-A Unjeong Station planned 1 km south of the complex, which is expected to greatly improve transportation conditions. Residents can also enjoy shopping and cultural facilities of the existing new town. The recruitment schedule includes △announcement (August), △application and reception (September), △winner announcement (December), with move-in scheduled for February 2023.


‘Siheung Janghyeon A-6 Block’ is a mixed national and permanent rental complex (total 1,058 units) located in Janghyeon-dong, Siheung-si, Gyeonggi-do. This supply includes 708 national rental units (△29㎡ type 224 units, △37㎡ type 148 units, △46㎡ type 336 units). The complex is near Seohae Line Siheung City Hall Station, with the Sinansan Line and Wolpan Line Janggok Station scheduled to open within 1 km in 2025. The 3rd Gyeongin Expressway, Yeongdong Expressway, and Metropolitan Area 1st Ring Expressway provide excellent transportation convenience to various regions. A notable advantage is the availability of living infrastructure in the Neunggok commercial district near Siheung City Hall from the early occupancy stage.
