DL E&C's proposal for winning the Bukgajwa 6 District housing reconstruction project has attracted attention not only for its groundbreaking business terms but also for its design and systems that carefully consider the convenience of future residents, befitting a luxury residential complex.
According to the maintenance industry, many union members have focused on DL E&C's specialized parking system proposal and management fee reduction system included in the proposal submitted to the Bukgajwa 6 District Reconstruction Association.
Nowadays, with one in every two people nationwide owning a private vehicle, issues such as door dings and double parking in parking lots have escalated into social problems, often causing conflicts among neighbors. Although insufficient parking spaces and narrowly designed parking slots are structural problems rather than individual faults of residents, innocent residents often end up quarreling.
Focusing on this issue, DL E&C proposed an alternative to the original parking lot design plan suggested by the association, which was a 'basic and expanded type with a capacity of 2,992 spaces.' Instead, they suggested creating a parking lot with a capacity of 4,000 spaces by combining the expanded type with an ultra-wide type, allowing an additional 1,008 vehicles to be parked more conveniently. They established a rational vehicle flow in the underground parking space to prevent residents from experiencing inconvenience caused by external vehicles, while securing ample parking space of two vehicles per household through an optimized design that adapts to the slope.
In particular, a hotel-style drop-off zone suitable for a luxury complex is provided at each main building, offering not only residents' safety but also the safety of children going to and from school and enhanced security within the complex. For example, when a resident's family member or child gets off at the drop-off zone, they can move safely and conveniently to the main hall where they can take the elevator directly through the lobby without needing to use a separate route.
Instead of the somewhat narrow basic type for parking and boarding/alighting, only the expanded type (2.6m wide, 5.2m long) and ultra-wide type (3.1m wide, 5.5m long) parking slots are proposed, creating a parking environment free from door dings even for luxury sedans and large SUVs. Additionally, designated parking slots for households and designated alpha parking slots are also secured.
Along with this, DL E&C proposed plans to install 280 electric vehicle charging stations, overwhelmingly exceeding legal standards, in preparation for the rapidly increasing demand for electric vehicles. Electric vehicles are eco-friendly transportation means that do not emit air pollutants, and explosive growth in users is expected in the future. DL E&C also included in the proposal a plan to expand the charging stations by an additional 120 units to prepare for future increases in electric vehicle users, ensuring thoroughness.
Moreover, by equipping the parking lot with various smart facilities, DL E&C plans to elevate space utilization to a higher level. From the lobby planned for each main building, residents can go down to the parking lot and have their cars washed and serviced without going out. The space will be designed as a multifunctional area equipped with parcel lockers and individual storage for each household. Furthermore, dedicated spaces for special vehicles such as leisure camping cars, bikes, and small boats will be secured, and the parking lot entrance height will be maintained up to 3.3m (B2F) to facilitate the entry and exit of these special vehicles. To facilitate parcel delivery vehicles' entry and exit, the effective ceiling height in the relevant underground parking section is planned to be 2.7m or higher (B3F).
Furthermore, linked with smart systems, an 'AI parking guidance system' will assist convenient parking by guiding available spaces, a 'smart parking control system' will automatically activate lighting, heating, and air conditioning in households upon entry and exit, and an 'LED lighting dimming control system' will maintain low brightness during the day but brighten when vehicle movement is detected by sensors, all expected to greatly alleviate parking inconveniences.
Alongside the specialized parking system proposal, the management fee reduction item has also attracted union members' interest. Since management fees are monthly costs incurred during actual residence, they are as important to residents as business conditions. DL E&C plans to devote great effort to earning the title of a premium apartment with low management fees based on industry-leading top-level technology.
DL E&C first proposed implementing a building energy grade of 1+ level to reduce the annual primary energy consumption by at least 20%, thereby inducing management fee reduction effects. According to DL E&C, the primary energy consumption per unit floor area for a building with energy grade 1 is about 150 KWh, but for grade 1+, this figure drops to 120 KWh. With at least a 20% reduction annually, the management fee savings over ten years are expected to be substantial.
Additional management fee reduction effects are anticipated through the introduction of efficient management systems and architectural ideas based on the latest technology. DL E&C plans to contribute to implementing an efficient management fee operation system by applying numerous unmanned operation systems such as community unmanned management and unmanned parcel services. Furthermore, by utilizing renewable energy sources such as solar power and fuel cells, seamless insulation installation, automatic cutoff systems for standby power, room-specific heating control systems, and 100% application of high-efficiency LED lighting throughout the complex, they will thoroughly prevent management fee leakage. They also plan to provide an energy monitoring system to prevent unnecessary waste.
A DL E&C official stated, "The specialized parking system and management fee reduction system items are proposals made sincerely for the residential convenience and cost reduction of union members who will actually reside here. The true value of premium is not simply determined by the brand name but is recognized only when excellent environments that determine actual residential quality, supported richly by technology and meticulous ideas, harmonize."
