The 933 units for general sale are composed of exclusive areas of 59㎡A, 59㎡B, 74㎡, 84㎡A, 84㎡B, 84㎡C, and 99㎡.
With the announcement of the Seodaegu Station area development plan and the scheduled opening of Seodaegu Station by the end of this year, various development plans are becoming visible, and Seogu is increasingly recognized as an emerging residential town with rising residential value.
Additionally, on June 25, Daegu City announced through a press release that, based on the results of the 'Pre-feasibility Study for the Introduction of a New Transportation System' related to the urban new transportation tram (TRAM) installation project, a tram will be pilot-introduced on the western circular line. The western circular line is a 6.7 km route passing through Seodaegu Station (KTX) ? Pyeongri Intersection ? Duryu Station (Line 2) ? Anjirang Station (Line 1), with a project cost of 168.9 billion KRW. This project is expected to rapidly develop the Seogu area centered around Seodaegu Station in transportation, education, culture, and other fields, thereby increasing its future value.
Seodaegu Station Centum Hwaseong Park Dream boasts excellent transportation accessibility, being adjacent to Seodaegu IC and Sincheon-daero, with four arterial roads passing directly in front of the complex. With the scheduled opening of the Seodaegu high-speed railway station by the end of this year, transportation convenience is expected to improve further. The complex is an 'Elementary School Proximity' (Chopuma) complex, offering an excellent educational environment. It is adjacent to Ihyeon Elementary School, allowing safe commuting for young children. Additionally, Seogu Children's Library, Seobu Library, Seogu Office, Seogu Health Center, Seogu Cultural Center, Seogu National Sports Center, and Seogu Citizen Stadium are all within walking distance. Various public offices, medical facilities, and lifestyle convenience facilities are also located nearby.
The complex is designed as an eco-friendly community primarily facing south (south, southeast, southwest), enhancing openness and comfort. It features various themed parks that satisfy the five senses and stimulate emotions with natural elements, showcasing differentiated landscaping. Within the complex, there are forest walking trails, resting areas, and a healing space called 'Patio' with ground fountains. The community yard 'Evergreen Park' serves as a place for residents to relax and communicate. The 'Seokgasan' is a landscaped feature expressing the grandeur of mountain scenery and waterfalls. The main entrance features a pedestrian road lined with large oak trees called 'Daewang Chamnamu Street.' The 'Mosaic Garden,' inspired by European-style gardens, is an emotional garden. Children's playgrounds such as 'Kids Land,' 'EQ Hill,' and 'Dream Land' are scattered throughout the complex. Additionally, an outdoor exercise facility called 'Healing Garden' will be provided for residents' healthy leisure activities.
In front of the complex lies Ihyeon Park, approximately 100,000㎡ in size, featuring a lawn plaza, walking trails, and a five-sense forest path. Also, Pyeong-o Neighborhood Park, about 10,000㎡, is planned to be developed right in front of the complex, allowing residents to enjoy a pleasant park apartment lifestyle in the city along with various eco-friendly themed parks within the complex.
Seodaegu Station Centum Hwaseong Park Dream applies advanced systems ahead of the digital era. Residents can freely use wireless internet via Wi-Fi within their units. The IoT@home system, linked with LG Uplus, has been introduced to provide convenient living. This system is integrated with the home network, enabling remote control of living room lighting, gas, heating, visitor video recording, designated vehicle arrival notifications, one-touch security settings, and smartphone app control for a more convenient smart life.
With increasing air pollution caused by yellow dust and fine dust, demand for apartments with clean indoor air is continuously rising. To enhance residential comfort, a clean air system has been applied. It includes a HEPA filter capable of filtering over 99% of ultrafine dust and an internal circulation air purifier function. The smart ventilation system operates automatically based on fine dust sensors and can be linked with kitchen range hoods to create a more comfortable indoor environment.
Security systems have also been strengthened. High-resolution CCTV cameras with 2 million pixels are installed in playgrounds and common entrances, and 12 million pixel cameras are installed in underground parking lots. Vehicle number recognition systems, unmanned parcel systems, outdoor infrared detectors on the lowest floor, and living room motion detectors are applied. A one-pass system allows automatic opening of underground and first-floor common entrance doors and elevator calls when residents carry their smartphones.
Seodaegu Station Centum Hwaseong Park Dream is designed to be economical and energy-efficient. The multifunctional entrance switch allows for simultaneous light-off, gas shutoff, elevator calls, security settings, and unmanned parcel notifications. A standby power cut-off system prevents unnecessary energy waste. The underground parking lot features a smart lighting control system to reduce shared electricity costs. An EMS system through the home network enables efficient energy management. LED lighting fixtures are applied throughout the units, common areas, and underground parking lots.
A real estate official stated, "Due to the recent surge in raw material prices, price increases for new apartments are inevitable. However, Seodaegu Station Centum Hwaseong Park Dream is expected to attract significant interest from actual buyers and investors seeking to purchase homes in Daegu's downtown area, with adjusted prices due to the regulated zone, large complex size, proximity to elementary schools, and access to public transportation."
Meanwhile, the model house is located in Seogu, Daegu Metropolitan City.
