Recently emerging as a major trend in the commercial market, 'street-type commercial complexes' continue to gain popularity due to their excellent visibility and accessibility in design. Since most are developed along main roads, they are easily exposed to pedestrians, making it easier to secure potential customers and raising expectations for their future leap as landmarks.


In particular, street-type commercial complexes that stretch along the street provide convenient shopping routes for customers, unlike traditional high-rise box-type complexes. By removing movement restrictions, they attract a broader range of demand while increasing customers' dwell time, generating various positive effects.


Looking at street-type commercial complexes recently sold in the market, all units have been sold out in a short period, maintaining high popularity. For example, the 'Sejong Riches Hill' commercial facility, launched as Open Park Street Mall in the administrative city complex area of Sejong City in May this year, attracted attention by selling all 192 units in a short time.


Also, in June this year, all 17 units of the street-type commercial complex 'Asan Sambur Renaissance The Hill' along the main road in Asan City, Chungcheongnam-do, were contracted on the 16th of the same month.


An industry insider said, “There is high interest in street-type commercial complexes because they can easily absorb diverse floating populations and have fewer restrictions on business types. Especially, street-type complexes located in excellent locations maximize various locational advantages such as high customer attraction and openness, making them popular investment products.”


Meanwhile, another street-type commercial complex is scheduled for sale this month, drawing attention. Hyundai Engineering plans to sell the 'Hills Avenue Sahahyeok' commercial facility in Sahagu, Busan Metropolitan City, in July. It will be developed within the large-scale 'Hillstate Sahahyeok' complex, which previously sold out all units, consisting of two buildings from basement level 2 to basement level 1, with a total of 107 units.


Hills Avenue Sahahyeok will be developed as a street-type commercial complex, a rising trend in the commercial market. Shops will be arranged along the street at the low-rise level to enhance accessibility and provide convenient shopping routes for customers. It will be approximately 400 meters long and is expected to become a landmark in Sahagu based on its high visibility and excellent location.


In particular, Hills Avenue Sahahyeok is located in a station area, further maximizing the advantages of street-type commercial complexes. The complex is within about a 10-minute walk from Sahahyeok Station on Busan Metro Line 1, making it advantageous for securing a wide range of demand. According to data from Busan Transportation Corporation, as of May this year, the number of passengers boarding and alighting at Sahahyeok Station reached approximately 219,023. Around the station are shopping malls such as NewCore Outlet and Art Malling, as well as numerous parks and mountains including Seunghak Sports Park, Eden Park, and Dongmaesan, attracting a large floating population on both weekdays and weekends.


A sales official said, “The street-type Hills Avenue Sahahyeok commercial complex will maximize its locational advantages by easily absorbing the abundant residential demand nearby as well as the floating population around the station area. Especially, once various surrounding development projects are completed, population inflow will become more active, leading to rapid commercial district revitalization.”
