[Asia Economy Reporter Ryu Tae-min] Aging apartments in Suji-gu, Yongin, Gyeonggi Province are accelerating their remodeling efforts. Following the ‘Sinjeong Village 9 Complex’ apartment in Pungdeokcheon-dong, the ‘Hyundai Sungwoo 8 Complex’ recently passed the first hurdle of the remodeling project, the primary safety inspection. In addition to these complexes, eight other apartments in Suji-gu that are pursuing remodeling are also stepping up their efforts.


According to Yongin City and the maintenance industry on the 3rd, Hyundai Sungwoo 8 Complex in Pungdeokcheon-dong, Suji-gu, Yongin City, Gyeonggi Province, passed the remodeling safety inspection with a grade B on the 25th of last month. Built in 1999, this complex consists of 13 buildings with 19 and 20 floors, totaling 1,239 households, with a floor area ratio of 215% and a building coverage ratio of 16%. Through horizontal and annex expansions, it will be transformed into a complex with 1,423 households. Among these, 184 units will be sold to the general public, and completion is scheduled for early 2027. The construction consortium consists of POSCO Engineering & Construction and Hyundai Engineering & Construction.


Other complexes in the area are also accelerating their remodeling. The Sinjeong Village 9 Complex in Pungdeokcheon-dong, located right next to Hyundai Sungwoo 8 Complex, received a grade B in the safety inspection on the 2nd of last month. Completed in 2000, this complex consists of 9 buildings with 18 and 20 floors, totaling 812 households, with a floor area ratio of 205% and a building coverage ratio of 16%. It will be reborn as a complex with 914 households through horizontal and annex expansions. To proceed with remodeling projects, a grade of C or higher out of A to E grades must be obtained.


The Suji Hyundai Apartment in Pungdeokcheon-dong, which is pursuing remodeling, announced on the 23rd that Daewoo Construction was selected as the contractor. This apartment will be horizontally expanded from the existing scale of 12 buildings with 1 basement floor to 15 floors above ground and 1,168 households to 12 buildings with 2 basement floors to 16 floors above ground and 1,343 households. The construction cost is 387.6 billion KRW.


Accordingly, the number of complexes in Suji-gu that have completed safety inspections among those pursuing remodeling has increased to four. As the government’s stringent regulations on reconstruction projects continue, it is analyzed that the number of complexes pursuing remodeling, which is relatively less regulated, is increasing. Due to the strengthened safety inspection standards for reconstruction, it has become difficult to receive passing grades such as D (conditionally allowed) or E (poor) even after exceeding the 30-year reconstruction standard since completion. However, remodeling can be pursued if the building is over 15 years old. For structural safety inspections, vertical expansion by increasing floors is possible if the maintenance grade (A to C) is B or higher, and horizontal expansion is possible if it is C or higher.
