Taking Over the Baton from One Bailey, 'ePyeonhansesang Gangil Urban Bridge' Scheduled for Sale in July

- A total of 593 units for general sale, first priority subscription available for residents in Seoul, Gyeonggi, Incheon, and other metropolitan areas
- 50% of units with exclusive area of 101㎡ subject to lottery system, subscription available for homeowners (including those with one house)

The list of winners for 'Raemian One Bailey,' which attracted 36,116 applicants for only 224 general sale units out of a total of 2,990 households, has been announced. Excluding the successful applicants who secured their homes among the 224 units, the remaining 35,892 applicants who participated in the first-priority subscription must now turn their attention to new housing complexes.


Although 'Raemian One Bailey' has a large total number of households, the general sale units, excluding union member households, are limited to housing types with exclusive areas ranging from 46㎡ to 74㎡, all under 84㎡. Therefore, those who prefer various housing types or have low subscription scores were unable to even get a chance to apply.


However, it is premature to conclude that securing a home in Seoul has become difficult based on this result. Among the complexes scheduled for supply in the second half of the year, there are various types, including complexes where all units are for general sale or those with lottery-based unit allocations that give applicants with low subscription scores a chance to win.


In other words, those who invested their subscription savings wholeheartedly in 'Raemian One Bailey' and faced disappointment, as well as those hoping to secure a home in Seoul, can confidently invest their subscription savings in the complexes to be offered in the second half of the year.


In Seoul, starting from July next month, DL E&C's 'e-Pyeonhansesang Gangil Urban Bridge' is scheduled for sale.


'e-Pyeonhansesang Gangil Urban Bridge,' planned for sale in the Godeok Gangil district, is an apartment complex consisting of 6 buildings, ranging from 2 basement floors to 27 above-ground floors, with exclusive areas of 84㎡ and 101㎡, totaling 593 households. The number of units by area is △ 419 units of 84㎡ (20 types) △ 174 units of 101㎡ (6 types).


'e-Pyeonhansesang Gangil Urban Bridge' is located in the large-scale land development district, Godeok Gangil Public Housing District (hereafter Godeok Gangil district). 50% of the total units will be supplied to residents who have continuously lived in the area (Seoul) for more than 2 years, and the remaining 50% will be supplied to residents of the metropolitan area (Seoul, Gyeonggi, Incheon), allowing first-priority subscription for residents of Seoul as well as Gyeonggi and Incheon. Additionally, 50% of the 101㎡ units will be selected by lottery, giving metropolitan area residents, applicants with low scores, and homeowners (one-house owners) a chance to win through subscription applications.


There is another aspect to pay attention to in this complex: product quality, future value, and location conditions.


First, 'e-Pyeonhansesang Gangil Urban Bridge' combines the specialized design selected through the Seoul Housing & Communities Corporation (SH Corporation) design competition and the renewed brand identity of e-Pyeonhansesang, which has been reborn through brand renewal, promising a new residential space that encompasses all functions of a home.


In particular, it will break the conventional concept of residential spaces by offering various housing types, including slab-type, tower-type, and duplex-type floor plans, which are rarely seen even within Seoul. Currently, there are only four complexes in Seoul that mix single and duplex units, so this complex is expected to suit various age groups and diverse family lifestyles.


Moreover, due to the price ceiling system, it is expected to be supplied at a reasonable price compared to nearby market prices. Since private apartment supply within the Godeok Gangil district is scarce, the differentiated product quality and brand premium unique to e-Pyeonhansesang can also be anticipated.


The location conditions are also excellent. Gangsol Elementary School, Gangmyeong Elementary School, and Gangmyeong Middle School are all within walking distance, and sites for planned elementary and middle schools are also within walking distance. Prestigious schools favored by parents, such as Hanyoung Foreign Language High School and Paichai High School, are also nearby.


In front of the complex, there are sites for establishing a multi-purpose community facility and neighborhood living facilities, and large commercial facilities such as E-Mart, Costco, and Starfield Hanam are located nearby. A neighborhood park is planned nearby, and Neunggol Neighborhood Park is also adjacent. The Godeok Biz Valley, which will include IKEA Gangdong branch, a cinema, shopping mall, and offices, is accessible as well.


Gangil Station on Subway Line 5 is within walking distance, and the complex is adjacent to a wide-area transportation network including the Metropolitan Area 1st Ring Expressway (Sangil IC), Olympic-daero, and Jungbu Expressway (Hanam JC, Hanam IC). Additionally, the planned extension of Subway Line 9 Phase 4 and the Gangildong Wide-area Transfer Center (planned) are underway, which is expected to further strengthen the residential environment.
