As the housing market heats up recently, officetels located close to workplaces in urban areas are gaining popularity.
In particular, in areas where young workers in their 20s and 30s?who prioritize proximity to work?are the main demand group, residential preference tends to be high. According to the Korea Real Estate Board’s ‘Weekly Apartment Price Trend’ data from the last week of August last year, the area with the highest cumulative apartment sale price increase over eight months was Guro-gu (2.26%). This was followed by Gangbuk-gu (1.67%), Nowon-gu (1.55%), Dobong-gu (1.51%), Gwanak-gu (1.35%), Dongdaemun-gu (1.28%), Yeongdeungpo-gu (1.13%), Geumcheon-gu (1.11%), and Jungnang-gu (1.04%).
Additionally, Hana Financial Research Institute analyzed changes in domestic real estate transactions over the past 10 years using court registration data. As a result, in 2019, Guro ranked first as the most popular area for first-time buyers of collective buildings (apartments, multi-family houses, row houses, officetels, etc.) among people in their 30s, 40s, and 50s.
A real estate market official stated, “Guro area is expected to have large-scale workplace-proximate demand due to its proximity to industrial complexes. Along with relatively low housing prices within Seoul and easily accessible residential facilities with small capital, these factors have attracted demand.”
