[Asia Economy Reporter Onyu Lim] On the 22nd, Seoul City announced that the Urban Regeneration Committee approved the autonomous housing maintenance project implementation plans for Jungnang-gu Junghwa-dong and Dobong-gu Ssangmun-dong on the 21st, with the former approved as originally proposed and the latter conditionally approved.
The autonomous housing maintenance projects in Junghwa-dong and Ssangmun-dong each involve two landowners forming a resident consensus body, planning public rental housing to account for at least 20% of the total floor area, thereby receiving a relaxation of the floor area ratio up to the legal maximum limit.
According to the Special Act on the Maintenance of Vacant Houses and Small-scale Housing, when constructing public rental housing, the floor area ratio can be relaxed up to the legal maximum limit after review by the Urban Regeneration Committee, and the constructed rental housing is purchased by the public sector at the appraised value.
The Junghwa-dong autonomous housing maintenance project plans all eight multi-family housing units as public rental housing, while the Ssangmun-dong project plans 11 out of 13 multi-family housing units as public rental housing, with the remaining two units to be occupied by the landowners.
Yang Yong-taek, Acting Director of the Seoul City Urban Regeneration Office, stated, “We expect small-scale housing maintenance projects to play a central role in improving the residential environment of aging residential areas. We will continue to improve systems and provide administrative support to enhance the residential environment of low-rise residential areas and secure rental housing.”
