Non-Regulated Development Continues in Seosan Daesan... Hansung Philhouse Apartment Sale

In non-regulated areas, both household heads and members can apply for subscription after only 6 months of joining the subscription savings account (1 year in the metropolitan area), with no restrictions on re-winning. Additionally, the resale restriction period for pre-sale rights is only up to 6 months, and the loan-to-value ratio (LTV) is applied up to 70%, making it easier to secure funds compared to regulated areas. In particular, non-regulated areas such as Iksan in Jeonbuk, Gyeongsan in Gyeongbuk, and Asan in Chungnam are experiencing significant balloon effects. According to data from Real Estate 114, a total of 22 complexes with 13,785 households (excluding rentals) are scheduled for pre-sale nationwide in non-regulated areas in June.


Especially, Daesan-eup in Seosan, classified as a non-regulated real estate area, is expected to undergo additional development centered around Daesan Industrial Complex, the largest source of demand, based on abundant hinterland demand.


First, under the supervision of the Daesan Industrial Complex Council, composed of 25 large and small enterprises located in Daesan Industrial Complex, a park with cultural facilities will be created in the Daesan-eup area. A total of 42.7 billion KRW will be invested by 2024, with plans to complete park plan changes and detailed designs by the end of this year and begin construction in the first half of next year.


Next to Daesan Industrial Complex, a large-scale industrial complex will be developed led by SK Construction. On the 28th, Seosan Mayor Maeng Jeong-ho and Park Kyung-il, SK Construction’s Chief Operating Officer, signed a business agreement for the development of the 'Daesan Smart Ecopolis General Industrial Complex' at the Seosan City Hall situation room. SK Construction plans to invest 537.2 billion KRW from this year until 2027 to develop an industrial complex on 2.26 million square meters in the Daejuk-ri area of Daesan-eup, which will be leased to companies related to petrochemicals and electrical equipment.


In addition, development plans are underway starting with Hyundai Daejuk 1st Industrial Complex (670,000㎡), Hyundai Daejuk 2nd Industrial Complex (790,000㎡), Advanced Precision Chemical Complex (2.91 million㎡), Daesan 3rd General Industrial Complex Section 2 (840,000㎡), and Daesan Chungui General Industrial Complex (140,000㎡, scheduled for completion in 2023).


There are also abundant transportation development benefits. First, the 'National Road No. 38 Seosan Daesan~Taean Iwon Connecting Bridge' has been newly included in the Ministry of Land, Infrastructure and Transport’s 2nd National Road Network Comprehensive Plan (2021?2030). With the construction of the connecting bridge by Seosan City and Taean County, the accessibility between the two areas will be greatly improved from the previous 73 km detour to just 5.6 km. Additionally, the Daesan?Dangjin Expressway (total length 25.4 km) is scheduled to begin construction in 2022 and open in 2029.


Meanwhile, Hanseong Philhouse Apartments in Seosan, Chungnam, are currently conducting special sales of company-owned units. Hanseong Philhouse consists of 9 buildings from basement level 2 to ground level 25, with a total of 780 households (comprising △84㎡ △67㎡ △59㎡ △53㎡). The complex is designed as a landscaping-specialized complex with no cars on the ground level and is equipped with a home network system for convenience. Community facilities such as a fitness center, study room, and book caf? are also provided for residents to communicate with neighbors.


A sales representative stated, “Hanseong Philhouse Apartments are the only new residential apartments in Daesan, Seosan, with high satisfaction regarding the complex layout and living environment of residents, as well as high favorability as a residential space among local residents.” They added, “Moreover, there is an increasing trend in purchase inquiries due to tax benefits such as exemption from acquisition tax surcharges and exclusion from comprehensive real estate tax aggregation when companies purchase housing for employees.”
